📊 SWFL June Market Update 🏡☀️

The SWFL housing market continues to show signs of stabilization as we head into the summer months. Home prices remain steady, inventory is healthy, and market activity is aligning with typical seasonal trends.

⏳ Days on market continue to hover around 180 days in many areas, giving buyers more opportunities to negotiate and explore their options.

✅ Buyers: There are still great opportunities available, especially with builders continuing to offer aggressive pricing and incentives.

✅ Sellers: Summer may bring less competition since many homeowners wait until season to list, creating an opportunity to stand out.

📈 While incentives remain strong today, many expect builder price increases as we move toward the fall.

🚨 SWFL MARKET UPDATE – What’s REALLY happening in our housing market? 🏡📉

Inventory is continuing to stabilize, homes are sitting longer, and buyers are being much more selective. While the median home price in Southwest Florida is still holding around $425,000, the market has definitely shifted from the frenzy we saw a few years ago.

Here’s the interesting part 👇
The reported average of 61 days on market may not tell the full story. Many listings are being canceled and re-listed to appear “new,” meaning some homes have actually been sitting much longer than the MLS reflects.

So why are homes taking longer to sell?

🔹 Buyers have more choices
🔹 Interest rates are impacting affordability
🔹 Insurance & HOA costs matter more than ever
🔹 Buyers are waiting for price reductions, concessions, and the “right deal”

For Sellers, pricing correctly from DAY ONE is more important than ever, and homes with desirable updates tend to stand out quickly. In today’s market, buyers have options — so if a home is overpriced or lacks modern updates, many buyers will simply move on to one that feels more move-in ready and offers better overall value.

Today our Treeline team had the pleasure of touring Vivid Shores in Bonita Springs with Hanna Price with Pulte Homes, and this community truly made an impression. From the moment we stepped inside, it was easy to see the level of thought behind these homes - beautifully designed floorplans, bright open living spaces, seamless indoor-outdoor flow, and details that make everyday living feel elevated. These homes genuinely feel like a dream. 💙

Even the community’s future entrance feature caught our attention - the beautiful waterfall entry currently being completed, which will create such an elegant welcome and add to that luxury feel the moment you arrive. ✨🌴
