“I’M AFRAID I’LL OVERPAY FOR A HOME.”

If you’ve been watching the Southwest Florida market, you may be thinking:

💭 “What if I buy now and prices drop?”
💭 “What if I’m paying too much?”
💭 “Maybe I should just wait.”

Let’s talk about it. 👇

❌ MYTH: “Buying a home in SWFL right now means overpaying.”

✅ FACT: Buyers have more leverage than they’ve had in years.

The days of bidding wars, multiple offers and buyers waiving every contingency just to get a home are NOT the norm right now.

Today’s buyer has something incredibly valuable:

CHOICE + TIME + NEGOTIATING POWER. 🌴

❌ MYTH: “Home prices are still going up like they were during the boom.”

✅ FACT: SWFL pricing has been stabilizing.

In the Cape Coral–Fort Myers metro, the median listing price was $390,000 in July 2026, down from $399,000 in May and $396,850 in June.

Even more importantly, the year-over-year change in median listing price had narrowed to about -6.6% in June 2026, compared with declines of more than 9% earlier in the year.

That's a market finding its footing, not buyers blindly chasing prices higher.

🍂 HAPPY FALL FIRST, Y’ALL! 🍂

No, it’s not a real holiday.
No, Hallmark hasn’t made a card for it… YET. 😂

But today officially marks what I like to call FALL FIRST — a very important Midwestern holiday for those of us who moved to Florida but refuse to give up our fall traditions. 🍁🎃

For my fellow Midwesterners living in the Sunshine State, Fall First means:

🎃 It is now socially acceptable to decorate for fall.
🍂 We can pretend the palm trees are changing colors.
☕ Pumpkin spice is officially back on the menu.
🧡 We wear our fall shirts… even if it’s 92° outside.
🔥 We desperately want to light a fall candle while our A/C is running full blast.
🍎 We talk about crisp fall weather while sweating through our clothes walking to the mailbox.

And most importantly…

We will NOT be gaslit by Florida weather. 😂

It may still feel like July outside, but in our hearts…

🏡 MYTH vs. FACT MONDAY

“THERE’S TOO MUCH INVENTORY!”

You’ve probably heard it…

🚨 “There are WAY too many homes for sale!”
🚨 “Nobody is buying!”
🚨 “Sellers are going to have to slash their prices!”

But let’s look at what’s REALLY happening here in Southwest Florida. 🌴👇

❌ MYTH: “Too much inventory means the market is crashing.”

✅ FACT: More inventory means MORE CHOICE.

Yes, SWFL has more homes available than we had during the crazy-low-inventory years.

But more choices for buyers doesn't automatically mean a crash.

In fact, active listings in the Cape Coral–Fort Myers metro fell from 12,676 in February to 10,575 in June 2026.

That's not exactly a market flooded with homes that nobody wants.

🚨 “Home Prices Are Going to Collapse!”
🚨 “Wait Until the Market Crashes!”

But before you panic—or put your real estate plans on hold—let’s look at what’s ACTUALLY happening right here in Southwest Florida. 👇

MYTH #1: “We’re headed for another 2008.”

FACT: Today’s market is fundamentally different. We have more inventory and buyers have more negotiating power, but that doesn’t automatically equal a crash.

In fact, Florida’s 2026 market has shown improving sales activity, with single-family sales up 9.3% year-over-year in June.

😂 FRIDAY FUNNY! 👠👟

Apparently, I need better friends… or at least friends with functioning eyesight. 😂

I showed up to the office wearing TWO COMPLETELY DIFFERENT SHOES today.

And the best part?

NONE of my so-called friends bothered to tell me. 🤦‍♀️😂

I walked around the office…
Had conversations…
Did my work…
Probably talked to clients…

ALL WHILE WEARING TWO DIFFERENT SHOES.

And not for 20 minutes.

Not for an hour.

A SOLID 5½ HOURS. 🤣🤣🤣

Honestly, I'm not even mad.

I'm impressed by the level of commitment everyone showed to letting me live my best, completely mismatched life. 😂

So if you saw me today and didn't say anything…

The market is stabilizing—and that’s GOOD news! 🔑

Here’s what we’re seeing across Southwest Florida:

💰 Median Price: $449,900
⬆️ Up 4.6% from July 2025

🏡 Closed Sales: 1,740
⬆️ Still 9% higher than July 2025
📉 The dip from June? Totally normal for a summer month like July!

📦 Inventory: 8,723 homes
⚖️ 5 months of supply = a much more balanced market

⏱️ Days on Market: While MLS reports 59 days, many homes are realistically taking closer to 90 days to sell.

👀 WHAT DOES THIS MEAN?

Buyers are getting off the fence.
Sellers are getting realistic about today's home values.

And that combination creates OPPORTUNITY! 🎯

🏠 BUYERS:

✔️ Take advantage of a more balanced market
✔️ Negotiate price, closing costs, repairs & other concessions

💰 SELLERS:
