Real estate isn’t always the pretty pictures, new listings, and “Just Sold” posts you see on social media.

Sometimes it’s hard.

Recently, I had two transactions fall through for two different sellers. And while that’s disappointing for me as their agent, what weighs on me more is knowing that these aren’t just transactions. These are people’s real lives. They have plans they’re trying to make, timelines they’re counting on, and a lot of emotions tied to selling their home.

Those are the days when this job can feel defeating.

But part of being a Realtor is picking yourself back up, regrouping, and figuring out what comes next. So that’s exactly what we’ll do.

We’ll find another buyer. We’ll keep moving forward. And I’ll keep showing up for my sellers until we get to the finish line.

📊 SWFL Market Update | August 2026

The latest numbers are in for single-family homes in Southwest Florida, and there are a few interesting shifts happening in our market:

🏡 1,543 homes sold — essentially unchanged from August 2025, down just 0.2%

💰 Median sales price: $444,000 — UP 5.7% from $420,000 last August

📉 5.4 months of inventory — DOWN nearly 20% from 6.7 months this time last year

What does this mean?
Despite all the talk about a slowing market, buyers are still buying, and with inventory tightening compared to last year, well-priced homes are getting attention. At the same time, buyers still have choices and negotiating opportunities.

For sellers, pricing and presentation matter more than ever. For buyers, waiting for the “perfect” market may mean missing opportunities that are available right now.

From California ➡️ Florida… they made it! 🌴☀️🔑

This closing was a little more than just finding the right Florida home. My buyers had a home to sell across the country first, so we structured their offer with a contingency that gave them the time they needed to get their California home listed, marketed, under contract, and CLOSED — while securing their new home here in Florida.

There were a lot of moving pieces, a whole lot of miles, and plenty of coordination along the way, but today we officially made it to the closing table! 🥂

So excited to welcome these two to Florida and to their next chapter. Congratulations and welcome home! 🏡🌴

Five years in the making. ❤️

I first started working with these buyers over 5 years ago, when moving from Wisconsin to sunny Southwest Florida was still just a dream.

Over the years, we stayed in touch, talked about different possibilities, watched the market, and waited for the timing to finally be right.

And today… they officially said YES to the address! ☀️🌴🏡

They traded Wisconsin winters for palm trees, sunshine, and warm Florida days, and I couldn’t be happier for them!

I love this one because it’s such a good reminder that buying a home isn’t always a quick process. Sometimes it takes months. Sometimes it takes years. Life happens, plans change, and timing matters.

My job isn’t just to be there when you’re ready to sign a contract. It’s to stay in touch, answer questions, be patient, guide you along the way, and be ready when your “someday” finally becomes TODAY.

1. Never trust the weather app. If it says 100% chance of rain, it might be sunny. If it says sunny, bring an umbrella.
2. “Season” is an actual unit of time. We don’t need to specify which season. If you live here, you know. And yes, Publix will be busier.
3. You will complain when it drops below 70°. It doesn’t matter where you moved here from. Give it a year and 68° will have you reaching for a sweatshirt.
