Southwest Florida Market Update | May 2026
The Southwest Florida housing market continues to move toward a more balanced environment.
📊 Closed Sales: 1,888 homes sold in May, essentially unchanged from May 2025 (+0.3%).
🏡 Median Sales Price: $452,750, up 4.1% from one year ago, showing that home values remain resilient despite increased inventory.
📈 Inventory: Supply of homes decreased to 5.2 months, down from 6.7 months last year. This places our market within the National Association of REALTORS® balanced market range of 5-7 months.
What does this mean?
For sellers, properly priced homes are still attracting buyers and achieving strong values. For buyers, inventory levels continue to provide more choices and negotiating opportunities than we've seen in recent years.
