Southwest Florida Market Update | May 2026

The Southwest Florida housing market continues to move toward a more balanced environment.

📊 Closed Sales: 1,888 homes sold in May, essentially unchanged from May 2025 (+0.3%).

🏡 Median Sales Price: $452,750, up 4.1% from one year ago, showing that home values remain resilient despite increased inventory.

📈 Inventory: Supply of homes decreased to 5.2 months, down from 6.7 months last year. This places our market within the National Association of REALTORS® balanced market range of 5-7 months.

What does this mean?

For sellers, properly priced homes are still attracting buyers and achieving strong values. For buyers, inventory levels continue to provide more choices and negotiating opportunities than we've seen in recent years.

As always, real estate is local, and market conditions can vary significantly by neighborhood, price point, and property type.

🏡 Florida Property Tax Reform Update: What Homeowners Need to Know

You've probably heard talk about Florida's proposed "Save Our Homes from Excessive Property Taxes" amendment. Here's where things stand today:

✅ Florida lawmakers have approved a proposal that would appear on the November 2026 ballot, but nothing has changed yet. Voters will have the final say, and the amendment must receive at least 60% voter approval to pass.

If approved, the proposal would:
• Increase Florida's homestead exemption from the current $50,000 to $150,000 in 2027 and $250,000 in 2028.
• Provide significant property tax relief for homesteaded homeowners.
• Create a pathway toward further reductions in property taxes on primary residences.

What does this mean right now?
👉 Your current property taxes, homestead exemption, and Save Our Homes protections remain unchanged.
👉 Homeowners should continue planning based on today's tax laws until voters decide in November.

This is one of the most significant property tax reform proposals Florida has considered in years, and it's likely to be a major topic leading up to the election.
