Not many homes are hitting the market, and Philly commuters are still hunting for a place out here. If you bought more than 3 years ago, your equity might surprise you.

People ask me all the time if they should sell now or wait. Honest answer? It depends on where you’re headed next and what shape your house is in. But you can’t make that call without your number.

Every headline right now says builders are drowning in unsold homes.

That story isn’t about here.

Nationally: 488,000 unsold new homes. 9.6 months of supply, the highest reading all year. Florida, Texas, Arizona are cutting prices just to move inventory.

The Northeast: new home sales up nearly 9% YTD while the rest of the country heads for its second straight annual decline. Existing home sales here actually rose in July, the only region that can say that.

Builders never overbuilt Delco the way they overbuilt the Sun Belt. No glut. No panic pricing. No inventory hangover.

The national story about buyers finally gaining leverage is real. Just not here.

The Inquirer just published the numbers. Millennial homeownership in the Philly region almost doubled in 5 years. Outpacing NYC, Boston, DC, and every other major Northeastern metro:

💰Wages keeping up
🏡Actual starter homes on the market

I have this conversation with buyers every week. People think homeownership is out of reach because the national headlines make it sound impossible.

The Philly market is different. Starter homes are going for under $200K all over the city. PA down payment assistance programs bring your out of pocket between $8K to $12K.

Send help (and coffee). Nobody tells you how fast these guys get once they’re mobile.

Here’s what’s actually helped me the past few weeks. Baby proofing early, letting him get frustrated instead of rescuing him every time, narrating everything like a sports commentator, and accepting that the schedule you finally figured out is already dead.

Being a dad and running Rosado & Co. at the same time means some days I’m negotiating a listing and negotiating nap time within the same hour. It’s a lot. It’s also the best part of my day.

No showings today. No closings. No inbox open. Just a Tuesday afternoon and a lesson that’s been passed down in living rooms forever. Watch the pitcher. Watch the swing. This is how we do it.

Sprouts Farmers Market just signed the lease at Llanerch Shopping Center. Amazon built the whole thing out and never opened the doors, five years of rent for nothing. Sprouts is taking it over. First location in Delaware County. Opening early 2027.

Grocery chains don’t guess. Haverford Township has almost 51K people in 10 square miles and a median household income north of $130K. That’s the kind of data that gets a new anchor tenant to commit to a lease, and it’s the kind of thing that moves home values in the neighborhoods around it.

Nobody really tells you what those first few months as a dad are going to feel like.

The sleep hits different. It’s not just being tired, it’s forgetting little things, getting emotional over nothing, somehow functioning on two hours of sleep. Almost every new dad goes through it quietly.

For me, the love wasn’t something that built slowly. The moment I held him for the first time, it hit me all at once. If that’s how it happens for you too, hold onto that moment.

I used to think I had to choose where my energy went, the baby or my wife. Really it’s both, equally, all the time. Showing up for your family means showing up for all of it.

And this part matters. It’s okay to feel overwhelmed sometimes. Some dads go through real anxiety or postpartum depression, and there’s no shame in that. Asking for help isn’t weakness, it’s part of showing up.

Slowly, it starts to shift. A smile. A little more sleep. This season is hard, but it doesn’t last forever, even when it feels like it might.
