Northeast Indiana continues to attract new residents thanks to a combination of diverse employment opportunities, comparatively attainable housing, a lower cost of living and an improving quality of life. Allen County reached an estimated 402,329 residents in 2025 and recorded its ninth consecutive year of positive domestic migration. From major employers and continued economic investment to expanding parks, trails, downtown amenities and easy access to other Midwestern cities, Fort Wayne and its surrounding communities offer something increasingly difficult to find: many of the opportunities and amenities of a larger metropolitan area without many of the costs and complications that come with one. The August 2026 housing numbers are in for the Fort Wayne area — and the market continues to show steady activity.

🏡 903 new listings — essentially unchanged from last year
📄 808 pending sales — up 1%
🔑 743 closed sales — up 1%
💰 $272,000 median sales price — up 7% year over year

The biggest takeaway? Home prices are still moving higher even as overall sales activity remains fairly stable. That means buyers have more choices than they did during the ultra-competitive years, but well-priced homes are still finding buyers.

You've probably heard the terms:

📈 Seller's Market
⚖️ Balanced Market
📉 Buyer's Market

But these aren't descriptions of whether buyers or sellers are getting “good deals.”

They're really about supply, demand, and negotiating leverage.

One of the most common measurements is months of inventory—the amount of time it would theoretically take to sell the available homes at the current sales pace.

Traditionally:

🏠 Lower inventory favors sellers
⚖️ Around 5–6 months is considered relatively balanced
📈 Higher inventory begins favoring buyers

But that's only part of the picture.

You also need to consider days on market, price reductions, seller concessions, pricing trends, and how aggressively buyers are competing.

And that's an important distinction in today's market:

A market can still technically favor sellers while giving buyers considerably more negotiating power than they had during the frenzy of a few years ago.

Don't get too caught up in the label.

Look at what buyers and sellers are actually doing.
