The tricky part is that a lot of these "fixes" seem to work perfectly at first... until they don't. And suddenly, that quick, cheap fix turns into a much bigger, much more expensive project. 💸⚠️

Before you grab your tools, swipe through this list of common home myths you should definitely avoid:

🪠 Boiling water down the drain: Think this clears clogs? It can actually melt, warp, or weaken your PVC pipes. 🥵🧪
🩹 Duct tape as a permanent fix: Despite the name, it is not actually designed for ductwork or long-term structural repairs—it dries out and fails! 💨🚫
🔨 Hammering popped floor nails: Hammering them back down is only a temporary fix. They will pop right back up; you should use deck screws instead! 🪛🪵
🧼 Bleach for mold: Bleach only kills surface mold on non-porous surfaces. On drywall or wood, it actually feeds the mold with water! 🧫🧴

One of the biggest mistakes buyers make is falling in love with a house without thinking about who might buy it from them someday. 🏡💔🧐

I know that sounds a little strange! You haven't even packed up a single box yet, and here I am asking you to think about eventually selling. 📦🤷‍♂️

But life has a funny way of changing our plans:

👶 The perfect starter home suddenly becomes a bit too small.
💼 An unexpected job opportunity comes along in a new city.
🌳 A growing family starts needing a lot more running-around space.
🔄 The house you thought you would stay in forever suddenly isn't forever anymore.

That is exactly why I always encourage buyers to look beyond the temporary cosmetic stuff. Paint colors can easily be changed, light fixtures can be replaced, and kitchens can always be updated over time. 🎨💡🍳

What you absolutely cannot change are the permanent factors that will matter just as much to future buyers as they do to you today:
