🏡Every home tells a story...📖

Some homes hold more than furniture. They hold decades of memories.

This beautiful home was where a family raised their children and watched life unfold through the years. While saying goodbye to a home filled with so many special moments is never easy, it's exciting to know a new family will soon begin making memories here too.

Thank you to everyone involved in making this transition a smooth one especially Emily with The Leverage Centre ,who is such an important part of my team!!

Here's to new beginnings and the memories still to come.🥂🍾 ❤️

Thursdays at the market are all about good food, good music, and good company. This week, we're excited to welcome Bon Appetit Bowls for dinner and Cary Knox for live music from 4 to 7 PM.

One of the things I love most about our Thursday markets is that you're never stuck with the same food truck week after week. We work with ten different food trucks throughout the season, and each one only visits about five times. That means there's always something new to look forward to, whether you're joining us every week or just stopping by occasionally.

While you're enjoying your meal, please take a moment to thank Cary for sharing his talent with us. Our musicians aren't paid performers. They volunteer their time because they enjoy being part of our community and helping create the atmosphere that makes these evenings so special. If you enjoy the music, please consider leaving a cash tip. Many of our musicians also accept Venmo and Zelle, or items from your favorite vendors.

Bring the family, grab dinner, pick up some fresh local produce and handmade goods, and enjoy a relaxing evening under the trees. We just ask that everyone help us leave the church property looking as clean as it did when we arrived so we can continue being good guests in this beautiful space.

Lately there have been a lot of “coming soon” conversations, listing appointments, and homes getting ready to hit the market… and I don’t take any of it lightly.

Really grateful to be recognized among so many hardworking agents, but even more grateful for the people behind the scenes who continue to trust me with such important chapters of their lives.

Thank you for every referral, recommendation, and for continuing to support Joanna Brown Homes and allowing me to do what I truly love. ❤️

HOW TO LOSE A HOUSE IN 10 DAYS 🏡💔

Day One: Start house hunting before getting pre approved
You finally find the one… but someone else already had their financing ready and beat you to it.

Day Two: Write a super low offer “just to see”
While you were testing the waters, another buyer came in serious and ready to move.

Day Three: Buy a car before closing.
Big purchases before closing can sometimes affect financing more than buyers realize.

Day Four: Send a long repair list.
It’s important to focus on the bigger concerns and remember that resale homes will naturally come with some imperfections.

Day Five: Change jobs during escrow.
Even positive career changes can create delays and stress right before closing.

Day Six: Open a new line of credit.
“Yes, but it’s zero interest” still counts.

Day Seven: Miss the contract deadline waiting too long to decide.
In this market, hesitation can cost you the house.

Day Eight: Ask for every contingency in a multiple offer situation.
Sometimes the cleanest offer wins, not just the highest one.

Day Nine: Fall in love before reviewing the numbers.
The monthly payment is more than just the mortgage. Taxes, insurance, interest rates, utilities… it all adds up.

Day Ten: Ignore your agent’s advice.
The buyers who usually lose out are making emotional decisions instead of strategic ones.

Truthfully… most buyers don’t lose the house because of price.
They lose it because of timing, hesitation, emotions, or not having the right strategy in place.

Which one surprises you the most? 👀

While Memorial Day weekend in Maryland feels like a vacation of its own, there are SO many easy getaways just a few hours away too ✨

You do not need two weeks off or a passport.
Sometimes you just need a plan, a playlist, and a few hours in the car.

Frederick County is perfectly positioned for quick little getaways whether you are craving mountains, beaches, wineries, or city weekends.

A few favorites:

• Annapolis, MD / 1.5 hours / Stay: Graduate Annapolis or Inn at Perry Cabin

• Washington, DC / 1.5 hours / Stay: Pendry Washington DC or The Jefferson

• Charlottesville, VA / 2.5 hours / Stay: Keswick Hall

• Rehoboth Beach, DE / 3 hours / Stay: The Bellmoor Inn & Spa

• Deep Creek Lake, MD / 3.5 hours / Stay: Lake Pointe Inn

• Pittsburgh, PA / 3.5 hours / Stay: Fairmont Pittsburgh

• Cape May, NJ / 3.5 hours / Stay: Congress Hall

• New York City / 3.5 to 4 hours / Stay: The Fifth Avenue Hotel

One weekend you could be sitting by the lake, walking a beach town, exploring vineyards, or checking into a beautiful city hotel.

That balance of community, convenience, and accessibility is part of what makes living here so special!!

One of the biggest things sellers do not realize is how much everyday life can slowly make a home feel smaller and more crowded without even noticing it.

Most of these things are completely normal while living in a home… but when it comes time to sell, they can become visual distractions for buyers.

If you’re thinking about selling, these are some of the biggest ones I see all the time 👇

1. Too much furniture in one room
Even beautiful furniture can make a space feel smaller when there’s too much of it.

2. Overflowing laundry baskets
They instantly make a home feel chaotic instead of calm.

3. Countertops covered in everyday items
Mail, vitamins, keys, pet bowls, papers… little things add up fast visually.

4. Bathroom product overload
Buyers read this as not enough storage.

5. Small appliances covering counters
Air fryer, blender, toaster, coffee station.
They shrink the kitchen visually.

6. Too many flooring changes throughout the house. When every room has a different flooring style or color, it can make the home feel chopped up and visually busy instead of cohesive.

7. Heavy curtains blocking natural light
Dark rooms almost always feel smaller in photos and in person.

8. Too many photos and wall decor
When every wall is filled, rooms can start to feel smaller and visually busy instead of open and inviting.

9. Magnets, papers, and clutter covering the fridge. A crowded fridge reads as visual overload.

10. Cords and charging stations everywhere. Visible wires create visual chaos and distract from the space.

Why this matters 🤍

Decluttering and simplifying helps your home photograph better, show better, and feel more inviting. It’s one of the biggest factors in attracting strong offers and helping buyers emotionally connect to the home.

Starting early also removes so much last minute stress. The earlier you begin, the calmer your move will feel.

Follow along for more home selling tips, behind the scenes advice, and things most sellers are never told 🤍
