Some lessons stay with you for life.

In July 1990, I was 19 years old and standing in Berlin during one of the most significant transitions in modern history.

The Wall had come down. The city was changing in real time. Two sides that had spent decades separated were trying to figure out what came next.

What struck me wasn't politics.

It was the reality that progress didn't come from everyone suddenly agreeing with each other.

It came from people deciding that finding a way forward was more important than staying divided.

That lesson has followed me throughout my life.

The best negotiations aren't about winning at someone else's expense. They're about understanding what's important to both sides and finding a solution that moves everyone closer to their goals.

Real estate works the same way.

Every transaction involves people with different priorities, concerns, timelines, and expectations. The strongest negotiators don't create conflict. They navigate it. They keep deals moving when emotions run high and challenges appear.

The goal isn't to "beat" the other side.

The goal is to get you where you want to go.

That's the difference between someone who submits offers and someone who negotiates outcomes.

A surprising number of service members assume that because a lender has "Veterans" in the name, it's connected to the VA.

It's not.

The Department of Veterans Affairs doesn't make VA loans. Private lenders do.

And that's exactly why choosing the right lender matters.

When you're using a VA loan, especially during a PCS move, the lender you choose can impact your timeline, your costs, your stress level, and ultimately whether your transaction closes smoothly.

My advice is simple:

Don't choose a lender because of the name.
Don't choose a lender because of a commercial.
Don't choose a lender because your buddy used them five years ago.

Compare at least three lenders.

Look at their VA loan experience.
Look at their communication.
Look at their ability to close on time.

A lender that handles VA loans every day operates very differently than one that only sees a few each year.

The goal isn't finding the most recognizable name.

The goal is finding the right partner for your situation.

One of the first questions I get from military families relocating to Dahlgren or Spotsylvania isn't about interest rates.

It's:

*"Where do the locals actually eat?"*

Not the places that rank highest because someone stopped there once on a road trip.

The places people return to week after week.

When you're moving to a new area, the house is only part of the equation. What really matters is learning how to live there quickly. Where to grab dinner after a long day. Which local spots are worth your time. What neighborhoods fit your lifestyle. Which recommendations are actually coming from people who live here.

That's part of my job.

Most people look at a Russian Blue, a tabby cat, and two XL pit bulls and assume it's not going to work.

They're wrong.

The cats weren't thrown into the house and told to figure it out. The dogs weren't expected to magically adjust overnight. There was a process. Slow introductions. Clear boundaries. Patience. Consistency.

And because there was a process, it worked.

Real estate isn't much different.

I see buyers assume they won't qualify.
I see sellers dismiss VA offers before they understand them.
I see families convinced their situation is "too complicated."

Most of the time, the issue isn't the situation.

It's the process.

The right plan can change outcomes that seem impossible at first glance. That's true with pets, and it's true when buying or selling a home.

Before you assume something won't work, make sure you're working with someone who knows the right way to approach it.

It's the gym. Sobriety. Discipline.
