🏡 Here’s how real estate is changing starting TOMORROW (8/17) 🫠🫠🫠

- Buyers will need to sign either a buyer representation agreement OR a limited showing agreement with an agent before they can see a home in person.
- A buyer’s agent cannot give you any “advice” or any information that is not public without the buyer signing an agreement confirming they are working with that specific broker.
- Sellers can no longer offer any fixed buyer’s broker commission through the standard listing contract and cannot advertise offering a buyers agent commission ON THE MLS. **But they can advertise in other public spaces**
- A buyer will have to agree to pay their buyer’s broker a specific commission in their representation agreement *BUT* they can (and 99% of the time still WILL) ask the seller to still pay the buyer’s broker in their offer.
- COMMISSIONS ARE AND ALWAYS HAVE BEEN NEGOTIABLE

Obviously this is a quick write up and there’s a lot more nuance to it but this is the “explain like I’m 12 version” If you have any other questions about any specific details, shoot me a DM or a text and I’ll try to answer the best I can. Again these laws are incredibly new (literally starting tomorrow) and there’s going to be an inevitably painful adjustment period.

In my own opinion that no one asked for, is making already unaffordable housing even more unaffordable going to help buyers or sellers? 🤔🤔 I guess time will tell. 🤷🏻‍♀️🤷🏻‍♀️
