Very different timing and negotiation.

Buyer advice: evaluate the individual lot, pool, finish and renovation story. Two sales are too few to establish a reliable rule for this segment.

The market treats each Mustang Park home type separately. A useful search should do the same.

Prosper, Texas is showing a very important signal.

Average closed price in May reached $1,085,735.

That is up 10.1% from April and 16.1% from May 2025.

But here is the part most people miss:

Inventory is up too.

That means buyers have more options than last year, and sellers cannot rely on price strength alone. The homes that win are the ones priced correctly, presented well, and positioned against the current competition.

For buyers: use options as leverage.
For sellers: price for offers, not traffic.

Active listings: 984
Closed sales: 221
Close-to-original list price: 96.9%

For buyers: use the extra inventory to negotiate smarter — rate buydowns, repairs, closing costs, or better terms.

For sellers: buyers are active, but they have options. Price right, prep well, and make the home easy to choose.

Average closed price: $560,985
Up 7.4% from April
Still about 8% below May 2025

Buyer takeaway: higher inventory may let you look slightly above your target budget and negotiate for price, rate buydowns, repair concessions, or lower cash to close.

Seller takeaway: price from the most recent sales, not last year’s market. Move-in ready condition and staging are no longer optional if you want offers, not just showings.

Allen is still strong. But the right strategy matters.
