My go-to North Dallas community right now. If I wanted long term upside, a top ISD, and new construction in the $300s. this is where I would be looking.

Celina is still one of the few spots in North Dallas where you can get a brand new home in the $300s. zoned to a top rated school district. and in a community that is growing fast.

Most DFW buyers are watching the market like it’s one thing.

It’s not.

Right now Flower Mound is up 3.2 percent. Southlake is up 2.5 percent. Grapevine is holding at plus 1 percent.

Meanwhile Celina is down 5.8 percent. McKinney is down nearly 4 percent. Frisco is down 2.7 percent.

Same metro. Completely different outcomes depending on where you plant your roots.

If you are buying in DFW this year, the suburb you choose is doing more work than your down payment. You need someone who knows the difference between a market that is correcting and one that is holding value.
