Timing matters in real estate, but it is not the only thing that determines how quickly a home sells or how much it sells for.

Two homes in the same area can have very different results depending on the pricing, presentation, condition, and overall positioning of the property.

Whether the home is closer to Washington, DC, in an area like Silver Spring, or farther north in Montgomery County in Gaithersburg or Germantown, buyers are comparing it with every other option available to them.

A home that is prepared well, priced strategically, and marketed to highlight its strongest features is more likely to attract attention from the beginning.
