The July numbers are in for Montgomery and Frederick Counties, and there are a few interesting trends worth watching.

โข 14 median days on market
โข 964 new listings
โข $830K average sale price
๐ Frederick County
โข 2.5 months of inventory
โข 12 median days on market
โข 395 new listings
โข $554K average sale price
Compared with last July, both counties saw fewer new listings but higher average sale prices, while homes generally took a little longer to sell.
Across the broader Washington, D.C. region, Bright MLS reports that buyers who are serious about making a move are still active, while more discretionary buyers appear to be holding back. Higher-end buyers have also remained particularly active despite continued affordability and interest-rate pressures.
The takeaway? The market continues to shift, and the story can look very different depending on your price point and neighborhood.
