Your Realtor sets up a condo showing… but before you walk through the door, do you know which documents you should be reviewing first?

There are a lot of condo documents out there, but these are the 2 most important documents I recommend looking at before seeing the condo:

✔️ The Condition Report
This can give you insight into the overall financial health of the association and help identify potential concerns. It may reveal reserve information, upcoming projects, deferred maintenance, or other issues that could impact you later.

✔️ The Executive Summary
Think of this as a quick snapshot of important information about the association. It can give you key details upfront and help you understand the bigger picture before spending time digging into every document.

Too many buyers focus only on the photos, layout, and finishes of the condo itself.

The smartest buyers are also looking at the association behind it.

A few minutes reviewing the right documents upfront could save you a lot of time, money, and surprises later.

The #1 question you should be asking when buying a condo:

How healthy is the reserve account?

A reserve account is money the condo association sets aside for major future expenses — things like roofs, siding, pools, parking lots, elevators, and other big-ticket items.

Higher reserves can mean better financial health and less chance of surprise assessments… but sometimes it can also mean slightly higher HOA dues.

Lower reserves might mean lower monthly dues today… but it can also create a bigger risk of special assessments and unexpected costs later.

And this matters even more because financing can be impacted too. Condo associations that don't meet reserve requirements can create challenges for buyers using conventional financing.
Current standards generally require at least 10% of the annual budget to go toward reserves, and that threshold is expected to increase to 15% for many condo projects beginning in 2027. The goal is stronger financial health and better protection for buyers.

The biggest mistake buyers make is focusing only on the unit itself.

You’re not just buying the kitchen, flooring, or layout… you’re buying into the association too.

You have to look at the bigger picture.

The #1 mistake condo buyers make? Falling in love with the condo unit… and completely overlooking the condo association.

That beautiful kitchen and updated flooring won’t matter much if you end up getting hit with surprise costs later.

Before buying a condo, ask these 3 questions:

✔️ What do the condo association reserves look like?
✔️ Are there any major assessments coming up?
✔️ How old are the big-ticket items — roof, siding, pool, common areas, etc.?

Buying a condo isn’t just buying a unit — you’re also buying into an association.

Should you review condo documents before making an offer… or after?

A lot of buyers think they need to read through every condo document before submitting an offer. In reality, in today’s competitive market, good condos can sell fast.

Waiting too long can sometimes mean missing out completely.

That’s why I often advise buyers to get an offer in first and then review the majority of the condo documents during the contingency period. If something concerning comes up in the documents, you may still have the ability to rescind your offer.

The key is understanding the process and protecting yourself while staying competitive.

The market rewards those who show up differently. It’s not just about writing big offers anymore. The buyers closing on homes right now are using three powerful approaches:

1. They’re Highly Educated
They know exactly what’s selling, for how much, and what fair market value looks like. No guessing. Just data.

2. They Have Perseverance
They expect to lose the first few offers. They get back up, adjust, and keep showing up. Mental toughness is non-negotiable.

3. They’re Creative
It’s not always the highest price that wins. Smart buyers use appraisal gaps, strategic contingencies, occupancy agreements, and seller motivations to stand out.
