Scottsdale Real Estate Market Update: Buyer’s or Seller’s Market Right Now?

Scottsdale’s market is fairly balanced heading into late 2026, and the numbers tell the real story.

Homes are taking about 63 to 71 days to sell, with many closing just below list price. That is not a screaming hot seller’s market, but it is not a buyer free-for-all either.

🏡 Buyers have some leverage
Inventory and days on market are not razor tight right now, which gives buyers more room to negotiate on price, terms, and closing timelines than in recent years.

🏡 Sellers still hold the edge on the right homes
Well-priced, well-positioned properties, especially in the luxury segment, are still moving fast and holding strong value.

Bottom line, Scottsdale is not one market right now; it is two. Pricing strategy is everything, whether you are buying or selling.
