Wednesday Morning Market Update: To my surprise, we see a couple of indicators of increasing activity since last week, with both the number of active listings and the number of coming-soon listings moving up a bit. We will have to wait until next week to see if this is a real trend, or just a blip in our otherwise gradual slowing.

Wednesday Morning Market Update: We talked last week about how balanced supply & demand are keeping our median sales price pretty stable; this week, we have a graph to demonstrate that. We do have modest ups & downs from month to month, but over the last year it has remained pretty consistent.

Wednesday Morning Market Update: While our market has definitely slowed over the last few months (typical of our seasonal patterns), we have remained very balanced, with supply and demand ebbing at similar rates. Since the beginning of May, our supply of available homes has consistently been between 3.1 and 3.3 months. That's why our median pricing has remained relatively stable as well.

Wednesday Afternoon Market Update: Last week was a lot like the previous week, just oh-so-slightly slower on just about all of our metrics. The number of homes for sale, the number of homes under contract, the number of homes sold in the last 90 days, and the number of property showings all dipped down by a small margin. The one increase was in the number of "temporarily off the market" properties, which rose oh-so-slightly. There's not much steam in the market right now, but we are still moving down the tracks.

Wednesday Morning Market Update: As expected, our pace of showings rebounded after the holiday weekend, bouncing back up even higher than it was in the previous weeks. But we dipped down again this past week, and with the continuing heat & humidity I suspect we will see the numbers ease further as we move through the summer doldrums.

Wednesday Afternoon Market Update: The chart here shows that our year is following pretty well-established seasonal trends, with a big increase in activity through the early months of the year, and then a gradual settling of the pace as we move into the summer. I expect we will see the number of sales decline further as we get deeper into the summer heat.

Wednesday Afternoon Market Update: Well, guess what people *don't* like to do to celebrate the 4th of July: go look at houses. Our showing numbers for last week were the lowest they have been all year. I expect we will see that figure bounce back up again this week, although probably not to the levels we saw in June.

Wednesday Morning Market Update: Our stats this week indicate we are well into summer slowdown mode. The number of active listings, and the number of listings under contract, are at their lowest levels since January, and the number of coming-soon homes is at its lowest since last December. Demand and supply have declined at roughly the same pace, so we are still averaging just over 1 showing per listing per week.

Wednesday Morning Market Update: We have spoken here many times about the challenges of affordability in our market. In a rare bipartisan effort, and after months of discussion, Congress recently passed an expansive housing bill covering a broad array of programs designed to make housing more affordable. Wednesday Morning Market Update: Our market has been fairly stable over the last couple of weeks, with very small shifts in the number of active listings, sold listings, and homes under contract. We have seen the pace of showings drop about 10%, though, which is a good indication that we are entering our slower summer season.
