We just got to experience the opening of Alebrijes: Creatures of a Dreamworld at Lewis Ginter Botanical Garden — and WOW!!!. These vibrant, larger-than-life Mexican folk-art sculptures are absolutely stunning in person. 🐉

Here’s the coolest part: This is their first-ever East Coast visit AND the first time they’ve ever been in a botanical garden. We’re literally making history over here. 🎨🌿

It’s the perfect summer outing — great for families, date nights, or just an excuse to get outside and soak in something truly special. This is exactly why I love calling Richmond home, and why so many people are choosing to move here. 🏡💛

📣Big news for our Veterans and active duty buyers and sellers:

As of May, the VA has updated its appraisal rules and removed several older property condition requirements that were slowing down otherwise solid deals. The core standards remain the same—homes must be safe, sound, and sanitary—but now more properties can move through the VA appraisal process with fewer unnecessary repair hurdles.👨‍🔧

That means VA buyers can compete with more confidence, and sellers can feel better about saying “yes” to a VA offer.
