The September list is here, and it's the easy kind.

Nothing on it takes more than an afternoon, and half of it takes ten minutes. This is the month to reverse the ceiling fans, reset the thermostat, wash the actual pillows for once, and finally deal with the junk drawer. Then go buy yourself flowers at the farmers market...because you can!

We've prepped a lot of homes to sell, so if we had to turn around and do it to our own houses in 30 days, we wouldn't be guessing.

We'd run this exact plan. It's not about a giant renovation, it's about taking the right steps in the right order, timed so the house is at its best the day it hits the market.

When people start looking for a home, they lead with the obvious things.

Bedrooms.
Bathrooms.
Square footage.
Parking.
Price.

All of that matters.

But one thing people don't consider nearly enough is what's actually waiting outside the front door.

Can you walk to dinner?
Can you meet a friend for coffee without getting in the car?

More and more buyers and sellers are running things by AI before they call us, and we get it.

It's fast, it's free, and it'll answer at midnight. As a starting point, it's genuinely useful. Ask it how closing works, what a contingency is, what homes in your range have been selling for. But that's where it should stay: a starting point.

It can hand you a number. It can't tell you if that number makes sense for this street, what a seller will actually accept, or when to push and when to hold back.

That part isn't information you can look up. It's judgment, and it's earned.

So use the tool. And when you're ready for the part AI can't do, that's where we come in.
