A real estate agent posting a market update? Groundbreaking.

We know real estate data isn't exactly what people come to Instagram for.

And yet ...every month we get a DM that starts with "wait, I had no idea…"

That's because the median sale price doesn't tell you whether your specific neighborhood is up or down. Days on market doesn't tell you if the home next door went over asking or sat for a month. The numbers only matter once someone explains what they actually mean for you.

These are the upgrades that matter.

We've toured hundreds of homes and these are the upgrades that actually show up in your sale price.

Not the ones that just look pretty on Instagram. The ones that buyers notice, inspectors flag, and appraisers value.

If you're thinking about selling in the next one to five years, save this. πŸ”–

1) Your front door. Color, hardware, and all. First impressions are doing a lot of work before anyone steps inside.

2) Hardwood floors or quality LVP throughout. Carpet in main living areas is one of the first things buyers mentally subtract from their offer.

3) Kitchen updates that aren't a full renovation. New hardware, updated countertops, and under-cabinet lighting move the needle without the price tag.

4) Neutral paint throughout. Buyers need to see themselves in the space. Your bold accent wall is not helping them do that.

5)Landscaping. Curb appeal accounts for more of your first impression than most sellers ever realize.

Every house has a list.

This is (part of!) the one we go through with every seller before we schedule photos, before the sign goes in the yard, and before a single buyer walks through the door.

Some of these are small. Some take a weekend. All of them matter.

Not the stuff you'll find on a mortgage calculator. The real things that would have saved our clients time, stress, and in some cases, money.

Here's what we tell every first-time buyer before we ever step foot in a house:

The house you fall in love with online will feel different in person. Sometimes better. Sometimes not. Keep an open mind and trust your gut when you're actually standing in it.

Your must-have list will change after your third showing. That's normal. The things that matter shift once you start seeing real houses in real neighborhoods.

The neighborhood matters as much as the house. You can renovate a kitchen. You can't renovate a location.

Get pre-approved before you fall in love with anything. Nothing is worse than finding the right house and not being ready to move on it.

The first offer you write might not win. That's also normal. Buying a home is a process and the right one always comes around.

And the most important thing β€” ask every question, even if you think it's a silly one. There are no silly questions in real estate. There are only buyers who didn't ask enough of them.
