I joke about handing buyers duct tape before a showing… but the message is very real.
🎥 Ring cameras.
🎤 Smart speakers.
📱 Security systems.
You should always assume someone could be listening.
And yes, what you say inside a home can absolutely impact your negotiations.
I’ve seen buyers:
• Openly criticize the house
• Talk about how much they love it
• Mention how quickly they need to move
• Share their budget, motivation, or flexibility
Even if it’s not a crazy market, that information can work against you.
Maybe you’re planning to ask for repairs.
Maybe you’re hoping to negotiate on price.
Maybe you want seller concessions.
The less the seller knows about your bottom line, the better.
Best practice?
Save the honest conversations for outside, in the car, or after we leave.
Inside the house?
Tour it. Observe it. Take notes. Keep it neutral.
Because buying a home isn’t just about finding the right house—it’s about protecting your negotiating position every step of the way.
And sometimes the smartest thing you can say during a showing is… nothing at all. 🤐
This version fits the current West Valley market better because it focuses on protecting negotiating leverage rather than “winning” a bidding war.
