Most buyers do the opposite. They start looking at houses, fall for one, and then try to figure out the financing part backwards.

A real game plan is simple:

In August, sellers outnumbered buyers by 57.9%. That's the widest gap ever recorded. Homes are sitting, asking prices are slipping, and the people who own them are getting more willing to talk.

Where things stand:

⚫Inventory is running above last year
⚫Median asking price has come down
⚫Price per square foot hit its lowest level since January
⚫The 30-year fixed climbed to 7.12%, the highest since early 2025

Some grandparents have been quietly setting money aside for years and never say anything, because they assume it would complicate the loan.

It usually doesn't.

Many loan programs allow a family member to gift money toward a down payment. It has to be documented, and it has to be a gift rather than a loan, which is what the letter confirms. That's most of the process.

The part that gets missed is timing. Gift funds work best when they're brought up early, before the money moves, not after.

Most people have no idea what normal looks like from a lender, because they only do this once or twice in a lifetime.

So they assume the silence is normal. They assume the surprise fee at the end is just how it works. They assume one option means there was only one option.

None of that is normal.

They type them because they are scared the answer is no.

Here is what actually happens. Student loans get factored in, not counted against you automatically. A new job can work, and in some cases a signed offer letter is enough. Credit does not have to be perfect. Twenty percent down has not been the standard in a long time. And getting denied once is not a permanent record.

You are not disqualified. You are undiagnosed.

The only way to find out where you actually stand is to have someone look at your real numbers.

Here's where things actually stand:

Inventory is at its highest level since 2019
New listings hit a four-year high last month
The 30-year fixed climbed to 6.71%, a new high for the year
Inflation data lands Thursday and Friday, and the Fed meets next week

Softer asking prices and more homes on the market mean negotiating room. That's the part nobody's talking about.

There are more homes on the market right now than at any point since 2019.

That is the part of this market nobody was talking about a year ago. Active inventory has climbed to about 1.14 million homes, the median asking price has eased to roughly $420,000, and homes are still selling slightly faster than they were last year. Sellers who price realistically are finding buyers. Sellers who don't are sitting.

Affordability moved the right way too. The median mortgage payment fell in July to around $2,175, and fewer homeowners fell behind on payments.

The catch is rates. They pushed higher again at the end of last week, and that pressure is keeping a lot of would-be buyers on the sidelines — which is exactly why the buyers who are out there have room to negotiate that they didn't have two years ago.

More choices. Less competition. That combination doesn't last forever.

Friday brings the August jobs report, which tends to move rates more than almost anything else on the calendar. Expect movement.
