I bet everything on me.

In May 2024, I walked away from 13 years at a high-volume brokerage. The plan was a boutique brokerage of my own. Education-first. Veteran families. Care, clarity, confidence. A different way of doing this work.

The plan grew.

Two years in, I am still the broker. I am also building three more things. A real estate intelligence platform. A free education tool. A consumer iOS app. The brokerage is the lab. The clients are the validation. The products are what is next.

Some seasons of building feel light. This one has not been one of them.

But I am clear about what I bet on. I bet on the version of me that hadn't shown up yet, and she's the one writing this now.

Can you even still build new around here? Yes. Union Park off 380 near Aubrey and Little Elm is a good example of how.

It's a master-planned community, which just means somebody mapped the whole thing out before a single house went in. The parks, the trails, the ponds, the pools, the food truck park, even the elementary school sitting right inside it. All of it planned on purpose, so the place feels like a neighborhood and not just a row of rooftops.

Multiple builders. Homes starting around the $300s and running into the $600s and up. Del Webb at Union Park is the 55+ active-adult community within Union Park, with plenty of room for a family that's still growing. Denton ISD. And a lifestyle team that puts on events year-round, because the people who built this place understood something we believe too. A house is walls. A community is what happens between them.

What I have watched in DFW new construction with veteran families.

The builder's preferred lender is the default. Sometimes that lender is excellent. Sometimes that lender does not specialize in VA, and the structure they propose isn't the structure that fits a veteran family best.

Either way, a second opinion costs nothing.

I have walked alongside veteran families through 1,425+ new construction transactions in DFW over nearly 30 years. The pattern I see most often is not that the veteran isn't qualified. It is that the path they get pointed at isn't always the one with the most thoughtful match for their situation.

A VA-experienced lender takes the time to look at all the moving pieces together. They build the structure around the veteran family, not around the builder's process.

The hardest part of downsizing isn't the math.

It's the rooms you stop using before you admit it. The dining room that hasn't seen a holiday meal in six years. The upstairs you only walk through on the way to a closet. The yard you used to love that now feels like a job.

What does "as is" actually mean?

It usually means the seller will not repair anything. It does not mean they get to hide problems. You still get to inspect during the option period. You still get to walk away.

In Texas, "as is" shows up in cash deals and some new construction. Read the contract clause carefully. Your option period money is what buys you the right to investigate.

They carry names.

Veteran families who have crossed my desk over the years carry the names of people who did not come home. Brothers. Sisters. Husbands. Fathers. Best friends. Battle buddies. The ones whose photos sit on the mantle of the home we are looking at together.

DFW fun fact

That little corner store on every block in America started right here.

Dallas, 1927. An ice company employee named Joe Thompson noticed people kept asking for bread and milk along with their ice. So he started carrying it. By 1946, the stores stayed open from 7 a.m. to 11 p.m., which was unheard of at the time. The name stuck.

Today, more than 84,000 stores in 19 countries. All of it started in Oak Cliff.

In DFW new construction, the most expensive mistake is the one you make in week one.

Walking into a builder's model home without representation. Signing the builder's contract without reading the addenda. Locking in with the builder's lender before exploring your options. Choosing a lot before you understand how the floor plan sits on it.

None of these decisions are wrong on their own. They're just hard to undo six months in, once the foundation is poured and the financing is set.

What I've learned across 1,425+ new construction transactions in this metroplex is that the first 10 days set the tone for the next 10 months. That's the window where it pays to slow down on purpose.
