DFW FUN FACT: Fort Worth's nickname, Panther City, began as a joke in a Dallas newspaper.

In the 1870s, the paper printed that Fort Worth was so slow a panther had slept in the street. It was meant as a jab.

Fort Worth embraced it, and the name stuck.

The builder knows the home. You know how you will live in it. Look at each room from the doorway, then up close, and ask how the builder's team marks anything you want to see again.

The question to carry in: "How are these items recorded, and when will I hear back on each one?"

"My lease ends in a few months. Do I have to buy before then?"

If your house is in Keller and you are asking whether you can afford to move, the price of the next house is the wrong place to start.

Start with the house you have: what it would likely sell for, what you still owe on it, and what selling and moving cost. Those are three of five numbers. The other two are the next home's all-in monthly cost and the cash the move needs up front.

Put all five on one page before you open a listing. If one is stretched, that is information, not a verdict.

DFW FUN FACT: German chocolate cake is not German. It lost an apostrophe and an S.

The name comes from Sam German, who developed a sweet baking chocolate that carried his name.

In 1957, a Texas homemaker sent her recipe for German's chocolate cake to The Dallas Morning News, and newspapers across the country reprinted it. Somewhere along the way, the apostrophe-S fell off.

The VA home loan benefit can be used more than once. It does not simply reset when the first house sells.

VA's eligibility page says entitlement already used may be restored if certain conditions are met, through a new Certificate of Eligibility. If not, some may remain.

The question for any licensed lender: "Given what happened with my first loan, how much entitlement is available?" It belongs before the first showing, while the answer can still shape the search.

Mid-October, and DFW Airport hit 91 degrees on October 10, 10 above normal. If your air is running, a leaky door is easier to feel.

Run a fingertip down the seal on an outside door, feeling for cracks, flat spots, or loose edges.

Close the door and slide a hand along its edge and bottom. Warm air or daylight points to a gap.

Replacing a simple seal is a homeowner job. A door that sticks or has shifted, or a soft or rotted frame, needs a qualified professional.
