It's closing day at the office! Do you know what that means?
Seriously, I'm asking, 😉😉 do you know what to expect on closing day?

If you've never bought or sold a home before, you might picture champagne, big friggin' checks, and people passing keys across a table. And sometimes it's exactly that.

Sometimes it's...just a handful of signatures, a wire transfer, and a quick phone call saying, "Congratulations! It's o-fishaly yours🐟."

Here's what to expect-

If you're buying:
Before closing, you'll usually do a final walkthrough, sometimes the day of closing, sometimes a day or two beforehand. This is your chance to make sure the home is in the same condition as when you agreed to buy it, that any agreed-upon repairs have been completed, and that anything included in the sale of the home is still there.

On closing day, everyone involved typically signs their documents, typically at the office of the title company. Most Buyers attend in person, but if you're out of town, remote closings may be an option with a little planning. Your lender may be in attendance as well. You'll sign your name about five million times in what feels like a mountain of paperwork (don't worry, we'll prepare you for it), bring any funds needed to close, and once everything is signed and funded, you'll get the keys to your new home.

If you're selling:
Most Sellers actually sign before closing day. It's called a pre-closing, and it usually happens a few days to a week before closing. The appointment itself and signing everything on that end is often only about 15 minutes. Then, on closing day, the Buyer signs, the lender sends funds, everything is zipped up with the title company, and your sale officially becomes final. That's when your proceeds are released and your home officially belongs to its new owners.

Behind the scenes, there's a lot happening that you don't see. Lenders, title companies, agents, wire transfers, it's a carefully coordinated process with a lot of moving pieces.

Something to keep in mind. Things don't always go perfectly. A wire gets delayed. A document needs another signature. Someone forgets an ID. A lender asks for one last item. It happens. The good news is there's almost always a path forward. Very few closing-day hiccups are truly unique, and chances are your team has seen something similar before. That's why we're here. To solve problems before they become your problems.

Our goal is that the hardest part of closing day is lifting boxes. Everything else? That's what you hired us for.

I asked AI to add one of our agents into a team photo. Let's just say...our jobs are safe (right now, anyway)

While LLMs can be powerful supplemental tools, they will never be a replacement for A-team, knock it out of the park real estate expertise. AI still falls short when it comes to:

- Understanding your unique goals, motivations, and challenges

- Pricing your home in an ever-changing, the floor is lava market and recognizing local nuances

- Navigating the human side of buying and selling

- Building expert negotiation strategies and exercising all options to craft offers that win

- Evidently, basic photo editing

Another note, https://ask.makewater.org/ calculates how much water is used for queries, compared to me, I only drink about two Owalas a day 😉. The way I see it, AI can keep writing captions and and offering that reassuring tone, we'll handle the real estate.
