Looking for a good deal on a home? Homes that have been on the market for a while often become more negotiable. Search for listings with recent price reductions and/or have been on the market for several weeks. These types of homes often need cosmetic fixes/updates like paint, flooring, or woodwork; but be cautious of structual repairs that are needed - foundation, roof, electrical, plumbing or HVAC issues. These can be big ticket expenses! Sometimes homes are active again due to financing or other contingencies that have gone sideways. With some time and patience, the right home will come along.

Open up a home search and you'll see them. Listings that have been on the market for two months. Three. Some longer.
