The question I get from Atlanta buyers: "Can we really do this and still get to city when we need to?"

Short answer: yes. The drive from most of Lake Oconee to the perimeter is roughly an hour and fifteen β€” give or take traffic. That's why so many of my buyers are doing what I call the flip: weekends and most workdays here, a quick trip up to Atlanta when life calls them back. With more companies flexible on remote work, this stopped being a vacation-home decision and started being a real-life decision.

What surprises Atlanta families most isn't the distance, it's how much more house they get, how much slower the pace is, and how quickly the kids settle in.

A note for sellers thinking about going on the market this summer.

With rates back up, the buyer pool is more cautious, and more careful with how they spend. That doesn't mean homes aren't selling. It means the homes that sell well are doing a few things right:

β†’ Realistic pricing from day one. The "let's start high and see" approach is more expensive than ever right now. Sitting for a month adds days-on-market that you negotiate against later.

β†’ Willingness to help the buyer's monthly. Offering a rate buydown credit at closing can be a stronger move than a price reduction, and often costs the seller less.

β†’ Genuinely move-in-ready presentation. Buyers paying these rates aren't paying for projects too. Small repairs, fresh paint, and good staging earn back many times over.

β†’ Honest expectations on timeline. Days-on-market are longer than they were two years ago, even for great homes. Planning for that means fewer surprises.

Rates ticked back up, and a lot of buyers are pausing to figure out what to do. That's fair. But the buyers I'm seeing get the best outcomes right now aren't waiting, they're structuring smarter.

A few of the moves working in this market:

β†’ Rate buydowns. Sellers are more open than they were a year ago to crediting a 2-1 or permanent buydown at closing. That can shave real money off the first few years of payments while you wait for the refi window.

β†’ Negotiating concessions over price. A seller might not move on price, but they'll often cover closing costs, repairs, or a rate buydown, and that can be worth more to your monthly than a small price cut would be.

β†’ Looking at homes that have been sitting. The price-reduced listings are where the real conversations are happening. Sellers there are realistic.

β†’ Talking to a good loan officer before you fall in love. Knowing your real number and the structures available to you changes which houses you should even be touring.
