Mounted TVs, custom curtains, that dining room chandelier, the fridge in the garage???

These are exactly the kind of things that spark disagreements between home buyers and sellers. 😡🔑 And it's usually not because anyone's trying to be difficult, but being unclear can cause confusion.

The general rule of thumb is that...

🏡 anything permanently attached to the home is considered a fixture, and fixtures stay with the house unless it's specifically written into the contract that they won't.

🪑anything that's not attached and can be removed without damaging the home is considered personal property, and that stays with the seller unless it's specifically included in the offer.

If there's something you want to keep, or something you're hoping stays, the safest move is to spell it out in writing before it ever becomes a disagreement!

I'm so excited for my wonderful buyers as they begin their next chapter in North Carolina! Moving from out of state with four kids is a big transition, and this beautiful custom home on nearly 3 acres is the perfect place to put down roots.

One of my favorite moments was during our final walkthrough, when they found out there are so many neighborhood kids around the same ages who were already excited to welcome them. That's what makes a house feel like home.
