The 40th Annual Greenville Greek Festival is happening May 15–17 at St. George Greek Orthodox Cathedral (406 N. Academy St.), and it is NOT to be missed:

Mother's Day weekend in Greenville is always something special — but THIS year it coincides with Artisphere!

For the moms who love wandering through art, listening to live music, eating great food, and feeling deeply grateful to live in this city — today is your day. The festival is free, it's on Main Street all weekend (Fri 12–8 PM, Sat 10 AM–8 PM, Sun 11 AM–6 PM), and it is truly one of the most beautiful things Greenville does.

But more than the festival — I've been thinking a lot this week about what Mother's Day actually means when your kids are teenagers.

It's different than the early years. There's no breakfast in bed. No macaroni art frames. What you get instead is... better, honestly. You get real conversations. You get a moment when one of them says something that floors you with its maturity. You get to watch two actual human beings you raised doing their thing in the world.

Homeschooling my boys through all of it has been the privilege of my life.

To all the moms out there today: you are doing something that matters more than you'll ever fully know. Happy Mother's Day tomorrow!!. 💛

April is wrapping up and I'm sitting here at the end of a long but really good month, thinking about how fast these years go by. 💛

One thing that hit me hard this month: my boys are not little kids anymore. Justin is going to start driving soon and Ethan is graduating! 😯😭🥰😍

This month we...
✅ Explored the Swamp Rabbit Trail (a couple times, because we love it)
✅ Hit a farmers market at McAlister Square
✅ Went to the Greenville County Museum of Art
✅ Hiked at Conestee Park
✅ The boys went to prom
✅ Had some really good late night conversations
✅ Laughed a lot
✅ Stressed about some things (because real life)
✅ Ended every single evening grateful for each other.

Running a real estate business while raising two teenage boys through homeschool is challenging at times but it is also the most fulfilling thing I've ever done. Some days I'm absolutely killing it, some days it's cereal for dinner and reading contracts at 10 PM 😂, and other days is just being lazy together.

But every day — EVERY day — I'm thankful. For this city. For these boys. For work that matters and clients who trust me.

1️⃣ GET PRE-APPROVED BEFORE YOU FALL IN LOVE
Even in a buyer-friendly market, sellers take pre-approved buyers far more seriously. Mortgage rates are hovering around 6%+ right now — get your numbers, then shop with confidence.

2️⃣ HOMES ARE SITTING LONGER — USE THAT TIME WISELY
Homes in Greenville are averaging over 60 days on market right now. That means you have time to do your due diligence, make comparisons, and negotiate. Don't rush.

3️⃣ NEGOTIATION IS BACK ON THE TABLE
Only a small percentage of homes are selling over asking right now. Sellers are accepting concessions again. Utilize your agent that knows how to structure your offer.

4️⃣ PRICE IS NOT THE ONLY TERM

Days like this remind me why I love living here so much.
Earlier this week we spent the afternoon at Conestee Nature Preserve with our good friends — and it was one of those simple, perfect days.
The weather, the views, the spring flowers… everything was just off the charts. 🌸
Watching the kids walk together, explore, and just be outside (without screens for once 😅)… that’s the kind of stuff that sticks with you.
Places like this are such a big part of what makes Greenville special.
It’s not just about the homes—it’s the lifestyle, the access to nature, and how easy it is to slow down and enjoy it.
