Out of all the homes Ive sold in Ada & Hardin county, there may have been maybe 2 or 3 times MAX that I recall a clients mortgage being $1,800+ or more... I am SO excited for tomorrow!
One of my clients has missed Bluffton ever since he moved about 3-4 years ago ever since, he's always telling me how he wants to sell his home & move back to Bluffton and so for 3-4 years I have been reminding him that we need to know where he's going & how we cant leave him with a sold home and nowhere to go!!!
Well, God answered all of our prayers last month when the PERECT apartment came available in Bluffton at a more affordardable price than my client could have ever imagined!

Here's why you shouldn't accept a "Verbal" offer as a seller 👇🤯

1. What title company do you know of that is going to process a "verbal" offer that does not include details like financing, closing dates, and inspections, etc. (which are essential for a complete transaction) ???
2. In Ohio, we have a statute of Frauds that mandates all real estate contracts must be in writing to be enforceable
3. Who is going to record the transaction with the auditor after the property is sold? You as the seller? or the buyer? Most times you need the help of a title company, which again, what title company do you know of that is going to process a "verbal" offer that does not include details like financing, closing dates, and inspections, etc. (which are essential for a complete transaction) ???

Rates are *expected* to come down even more in 2026 & you don't want to be the person that wasn't ready, when the house you love is calling for you!!!!
If you are wanting to become a homeowner, my best suggestion is call me & let's get you positioned for success now, so when/if rates go down even lower, you are positioned to make that house yours and have the winning offer(s)!!!! It's not as simple as rates are low & I want to buy a house! There's down payments, closing costs, DTI ratios, credit scores, job history & more, and you need an expert negotiator that can help you manage all of this with as little out of pocket as possible!
