🏡 Hartford County housing market update, straight from Smart MLS data as of the first week of September.

📈 Single family homes are still holding strong, median price up to $464,500, up 9.3% from a year ago. Active inventory is up a little to 1,054 homes but new listings dropped almost 12% from last year, so buyers are still working with less to choose from than they'd like. Pending sales are up 4.4%, and homes are moving in about 16 days on average, same pace as last year.

🏢 Condos are telling a different story. Median price actually dipped 2.7% to $285,000, but pending sales jumped 68% from a year ago, so buyers are clearly finding value there and acting on it.
