🏡 HAVERHILL REAL ESTATE MARKET UPDATE — AUGUST 2026

The Haverhill market remains active, but buyers have become more selective and accurate pricing is more important than ever.

📊 July Market Snapshot:

• Median sale price: approximately $527,450
• Homes sold: 97, compared with 84 last July
• Average market time: approximately 41 days, up from 25 days last year
• Active listings: approximately 116
• Properties with price reductions: approximately 30

What does this mean?

FOR SELLERS: Motivated buyers are still looking, but they are carefully comparing price, condition and location. Homes that are properly prepared, professionally marketed and priced according to recent comparable sales can still attract strong interest. Starting too high may lead to additional market time and a future price reduction.

FOR BUYERS: Increased inventory and longer market times may create opportunities to negotiate on certain properties. However, desirable homes that are priced correctly can still move quickly, so having your financing and strategy ready remains important.

The market has not stopped; it has simply become more balanced and more dependent on smart decisions. Every property and neighborhood is different, so market statistics are only the starting point.
