I recently read another great article written by Tiffany Dowell over at agrilife.org about a legal situation involving family members, (full case details from Texas Agriculture Law: https://agrilife.org/texasaglaw/2026/08/10/hollis-land-dispute-h/).

He paid his own dad $823,785 in cattle income over 22 years. Built a $450,000 house on the ranch. And still ended up in court against his own mother over who actually owned the land.

Here's what happened: In 1978, a Titus County couple bought a 304-acre ranch. Their son moved onto the property two years later, stocked it with cattle, and ran it for over 20 years. He says his dad agreed, verbally, that he'd end up owning half the ranch once the mortgage was paid off, and inherit the rest down the road.

His mother remembers it differently. She says the ranch was bought for her and her husband's retirement, and their son was never part of that plan.

No one wrote any of it down.

This year, a jury sided with the son, ruling he'd completed his end of the unwritten agreement and met the legal bar for adverse possession. He got the ranch. His mother's appeal was denied.

We see versions of this all the time in rural Texas. Land gets passed down or worked under family arrangements built entirely on trust, because that's how it's always been done. The trust is real. But when it's not backed up by anything in writing, it's the courts, not the family, who end up deciding what happens to the land.

If your family has land with a similar kind of understanding attached to it (who's managing it, who inherits what, who's owed what), it's worth putting those terms on paper now, while everyone's still on the same page. A short conversation with an attorney today is a lot cheaper than years in court later.

A rural Pennsylvania family thought their 89-acre farm was worth a modest sum. No oil, no gas, just fields where they raised hogs. Then land developers sat down at their kitchen table and offered them over $20 million.
