There’s been a lot of recent news about the Denver housing market. But metro Denver is not one market. And more negotiating power for buyers does not automatically mean home prices are falling off a cliff.
What we’re actually seeing is a lot more nuance.
Homes are taking longer to sell. Inventory is building a little. And buyers have more room to negotiate things like closing costs, rate buydowns, repairs and, yes, price.
In August, 63% of closings included some kind of seller concession, and 44% of homes had already had a price reduction.
But prices themselves? They’ve been much more resilient than some of the headlines might make you think.
And here’s the part I really want sellers to pay attention to:
The homes that got under contract in their first week ended up selling for about 100% of their original asking price on average.
Homes that sat for 3+ months? About 90% of their original asking price.
That doesn’t mean “price your house low and hope for the best.” It means launching correctly matters. Price, condition, presentation, photography, and marketing all need to come together from day one.
And buyers? This is where things get interesting for you, too.
The best deal isn’t necessarily the house with the biggest price reduction. Sometimes it’s the house where you can negotiate $10K toward closing costs, get a rate buydown, have repairs addressed, and structure the deal in a way that actually makes your monthly payment or cash-to-close work better.
One more reason I don’t love broad “buyer’s market” or “seller’s market” labels:
A home priced at $375,000 and a $5 million home are having VERY different experiences right now. 😂
There’s a market within the market.
