Three things buyers regret NOT CHECKING before making an offer:

1. Not doing a CMA. This is something we can help you with. Before offering, we will provide essentially a price analysis to determine the best price to offer.
2. Checking appreciation rate. Some people may only want to stay in that home for 3-5 years, we want to make sure the historic appreciation rate for that neighborhood will allow you to sell within your timeframe.
3. Check what is being built around you. You don't want any surprises right after move in that could hinder your enjoyment of your home OR effect the value.

Do NOT move to Hilliard unless you love these things:
Patios - there's many great patios in Downtown Hilliard.
Community Events - so many great community events throughout the year, especially during summer time!
Walkability - Even though Hilliard is a suburb, it is a pretty walkable town, especially downtown area.
Icecream - If you are an icecream lover you will love Hilliard, there's three ice cream shops within about half a mile of eachother!
Easy Access - It takes about 20 minutes to get anywhere from Hilliard, you have easy access to 270 and 70.

Would you rather sell as-is or spend $20,000 updating before listing? Personally, I’d rather sell as-is. If I update my home before listing it may be updates that the future buyer does not like. Also, there’s no guarantee I’ll sell my home so now I’m out $20,000.

This could vary house by house which is why I always recommend our clients to ask us our opinion before doing any updates before listing. You may be able to sell as-is and profit the same amount.

The real estate market across Central Ohio isn’t the same in every neighborhood. Months of supply can be an indicator on what kind of market we’re in. Downtown, urban neighborhoods are leaning more towards a buyer’s market whereas the suburbs around Columbus remain a seller’s market/balanced.
