We’re proud to see REsides CEO Colette Stevenson featured in Inman, bringing clarity to a part of the fair housing conversation our industry too often overlooks: how access is shaped long before a transaction is complete.

In the article, Colette makes a clear case that fiduciary duty does not create room to limit access, reduce exposure, or shape opportunity in ways that conflict with fair housing law.

How listings are marketed, how showings are structured, and how offers are presented all influence who has the opportunity to participate. That is why transparency, consistency, and broad access matter.

At REsides, we believe fiduciary duty exists within the law, not outside it. Protecting clients and protecting fair access are not competing responsibilities. They are both part of professional responsibility.

This is a conversation our industry needs to approach with clarity.

Listing fraud and data misuse are no longer back-office issues. They affect agents, brokers, clients, and consumer trust in very real ways.

As bad actors get more sophisticated, the industry has to take listing integrity seriously. That means recognizing how easily legitimate listing content can be copied, altered, and misused across the digital marketplace, and why tools that help protect against that matter more than ever.

That's where Property Shield comes in.

In this new article, our VP of Training & Communications explores why agents and brokers can’t afford to treat listing fraud like someone else’s problem, and why this is an issue the industry needs to confront head-on.

As listing fraud and data misuse become more sophisticated, agents and brokers can no longer afford to treat them as someone else’s problem. In today’s digital marketplace, protecting listing integrity is directly tied to professional credibility, consumer trust, and brand reputation.

Housing supply is still one of the biggest forces shaping real estate right now.

We can talk about rates, affordability, and shifting consumer behavior — and all of those matter. But inventory is still the issue sitting underneath so much of what agents and brokers are navigating every day.

It is influencing pricing. It is shaping buyer urgency. It is affecting competition, negotiation, and how confidently clients move through the market.

For real estate professionals, this is not just another industry headline. It is part of the day-to-day reality of advising clients well in a market that continues to ask for more strategy, more clarity, and more leadership.

That is why this moment matters.

In a market where supply remains tight, the value of a knowledgeable agent or broker becomes even more clear. Helping clients understand their options, price with intention, and move forward with confidence is not just good service — it is real leadership.

At REsides, we believe the professionals who bring insight, perspective, and steady guidance to the table are the ones helping shape what comes next for this industry.

This is where market expertise stops being a talking point and starts becoming a competitive advantage.

Workforce housing is becoming a bigger part of the real estate conversation on Hilton Head — and now, it’s becoming part of the pipeline too.

With movement on NorthPoint on Jarvis Creek and continued focus on additional housing opportunities, this is the kind of development that agents and brokers should pay attention to.

Why? Because housing availability impacts more than buyers and sellers. It affects the workforce that keeps our communities running, the businesses that support local growth, and the market's overall health.

The more a community can support the people who work there, the stronger that community becomes over time. And that is something our industry should care about.

If you’re an agent or broker, pay attention to this shift.

South Carolina’s cost of living is about 7% below the national average. And according to United Van Lines, 62% of moves into the state last year were inbound.

This isn’t a one-lane buyer pool.

Yes, retirees are coming. But so are:
• Remote professionals bringing out-of-state income
• Families priced out of other coastal markets
• Investors watching long-term demand

Meanwhile, traditional relocation magnets are cooling. Buyers still want the Southeast lifestyle. They’re just being more selective about where they land.

Here’s how to use this in your business:

1. Lead with numbers.
Affordability and migration data build credibility fast.

2. Update your messaging.
Stop marketing South Carolina as only a retirement destination. The audience is broader now.

3. Think beyond your ZIP code.
Inbound means referral opportunities. Strengthen feeder market relationships.

The momentum is real.

The question is simple:
Does your marketing reflect it?

Spring doesn’t start in March.

It starts now.

The agents who win in the spring market aren’t waiting for flowers to bloom or listings to magically appear. They’re already planting seeds. They’re calling past clients. Tightening follow-up. Booking listing appointments. Cleaning up their CRM. Building momentum.

Because when the market heats up, it’s too late to “get ready.”

You’re either prepared
or you’re playing catch-up.
