When my clients needed to relocate to Chicagoland for work, they had a clear list: close to Downers Grove, under 30 minutes to the office, good schools, updated, and enough room for the kids and a home office — all under $600K.

Our spring and early summer market was intense this year... Not an easy market to pull that off in. We were close to buying a few homes (not the one they bought) but uncovered some surprises that they were not interested in living with — from termite issues to some crime concerns that didn't show up until we dug deeper — and we had to walk away more than once.

But sometimes "meant to be" just needs you to widen the search radius. We shifted a little further west to Batavia, and thanks to I-88, their commute stayed easy. And this house? We got it under contract immediately before it went to the weekend and open house cycle.

Bike trails out the door, a quiet street, a sunroom and thoughtful updates throughout — this home checked every box on their list, plus a few they didn't know they needed.

Who says Illinois and Wisconsin aren’t the hottest places to live? 🔥

While the rest of the country slows down, homes here are still moving faster than almost anywhere else in the U.S. Inventory’s climbing back toward pre-pandemic norms nationally — but our local market is still catching up.

What’s next: more inventory, more buyer choice, and if rates ease — more buyers back in the mix which means even more inventory. Expecting a calmer 2nd half of the year with steady, modest price growth.

Curious how the last 2 months have affected the housing market here in the near Western Chicago suburbs? The data might surprise you…
March to March - no change in median days to contract - this year was identical to the last 2 years.
🏡 DuPage County: 6 days to contract 🏡 Cook County: 10 days to contract 📈 82% of homes listed from Feb 28 - April 13 are already under contract or closed.
In practice, we are still seeing multiple offers as well. So far, we don’t see a shift for the majority of our inventory.
