Working with my hands is how I shut my brain off. It’s always been that way. Give me a project and a few hours and I come back a calmer person.
But it turned into something else too.
When I walk into a house now, I don’t just see the finishes. I see what’s behind them.
I know what it costs to move a wall.
I know when a small fix is actually a small fix, and when it turns into a five figure problem.
I know when a kitchen needs a full gut or just new doors and hardware.
I didn’t learn that in a real estate class. I learned it doing the work.
So when a buyer asks me what a place is really going to cost them after closing, I’m not guessing.
Happy Labor Day to everyone who builds it, wires it, frames it, fixes it, and cleans up after.

I won't inflate your number just to win your listing.

The highest price isn't the best price. It's just the easiest thing to say in a living room.

Your first two weeks on market are the only two weeks every serious buyer is looking. Price it wrong and they scroll past. They don't come back when you drop it.

Everything I wish someone had told me before I bought my first home in America.

Your down payment is not your cash to close. There is a second number, it lives on page 2 of your Loan Estimate, and in Jersey City it is bigger than any article online will tell you.

I found out three days before closing. Now I bring it up on the first call with every buyer I work with, because nobody should learn this at the table.

Save this before you start touring.

A door almost cost my client this deal.
Not the buyer. Not the seller. Not the lender. A single door in the wrong place.

Today isn’t about me. Today is about my father.
My best friend. My rock. 60 years old today.
He supported me when I decided to come to America, and every single day since. He taught me manners, patience, to keep my word and how to stay positive no matter what the day brings. He taught me my faith — not by explaining it, but by living it.
Most of all, he taught me how to be a man. A husband. A father. And a friend to others.
