Utah is one of five finalists to host a federal nuclear campus in Tooele County's West Desert. And the state is asking for help saving the Great Salt Lake as part of the deal.

The honest version: the Department of Energy dangles the front-end jobs and investment to get a state to volunteer for the back end, which is waste. That's the actual trade. The deadline to finalize a host agreement is September 30, and either side can still walk.

For property, we don't think the campus itself moves home values. It would sit far west of where almost anyone lives. What does move values is whether the Great Salt Lake recovers, because lakebed dust and air quality come up in nearly every relocation conversation we have.

Lake Powell is sitting around 3,518 feet. The feds just drew their protective line at 3,510. That's eight feet.

The new video breaks down the 10-year plan signed last week, the lawsuit Nevada filed three days later, and the detail almost nobody is talking about: that 3,510 number exists because the dam's backup bypass pipes were found with cavitation damage in 2023. It's an engineering number, not a policy one.

Good news for most of you. If you're on the Wasatch Front, you're not drinking Lake Powell water. Ours comes off the Wasatch and the Uintas.

But there are three water questions worth asking before you buy anywhere in Utah, and we cover those too. One of them quietly costs people real money and almost never shows up on the listing.

Seven Utah neighborhoods worth knowing, and more importantly, the honest trade-off that comes with each one.

Sugar House if you want walkable. Holiday if you want mature and central. Cottonwood Heights if the mountains are the whole point. Lehi if your life runs on the tech corridor. Daybreak if you want a designed community around a real lake. Park City if the mountain is the dream and the budget allows it.

And Draper, our pick for best all-around, because it's the one that asks you to choose the least.

There is no single best neighborhood in Utah. The trick was never finding the best one, it's figuring out which question is yours.

9 gigawatts of power. Billions of gallons of water. You've probably seen the headlines about Utah's biggest proposed data center.

We actually read the filings, and here's the honest version: the benefits and the costs don't land on the same people. The profit is private and concentrated. The power strain, the water risk and the air quality are public and spread out.

But here's what surprised us. The pushback worked. The governor's executive order, the public water plan requirement, the ratepayer protections, and a 75% cut to the project area. The deal isn't finished yet.

The new video walks through the water math, the MIDA tax structure, the power question, and the jobs number measured against what it all consumes.

About 36,000 more people called Utah home last year. Towns south of Salt Lake went from farm fields to sold out subdivisions in about the time it takes to raise a family.

The new video covers the honest why. The jobs first, with Silicon Slopes tech employment up more than 50% since 2000. Then the money, a flat income tax under 5% and low property taxes, with the caveat that Utah is not a cheap state anymore. Then the lifestyle that turns a practical move permanent.

We also get into who should think twice, because somebody should say it out loud.

And the biggest one: it's not why people move to Utah, it's where inside Utah they land.

"What does it actually cost to live in Utah?" is the first question we get. And the number people have in their head is the listing price, which is the only part you can actually see.

The stuff underneath is what reshapes your budget. The property tax exemption you have to actually claim after closing (miss it and your bill can nearly double). Secondary water going metered by 2030. Insurance that's cheap but climbing, especially on foothill lots. And the Silicon Slopes corridor premium.

Good news for coastal movers though: the pay cut usually turns into a raise once you run housing and taxes together.

Most people don't move to Utah because of a video. They move because of a spreadsheet, or a mortgage number that stopped making sense where they live now.

Here's the thing almost nobody explains first: about 80% of Utah lives on one 120 mile strip called the Wasatch Front. Get that map right and the county, the commute and the price sort themselves out. Get it wrong and you'll pay for it twice a day on I-15.

New video covers the geography, the real price spread between Salt Lake, Utah, Davis, Weber and Tooele counties, what the job market is honestly doing right now, and the most expensive mistake people make. Hint: it's the timing, not the house.

A data center campus the size of Washington DC got approved in Box Elder County in about 11 days, and almost nobody in Utah had heard of the agency that greenlit it.

I broke down the whole thing this week: the 40,000 acre original footprint, a power demand pegged at more than double what the entire state uses, and why the county's consent is irrevocable once it's given. The good news is that public pressure worked. The footprint got cut in half, nearly 4,000 water protests were filed, and two lawsuits are now moving through the courts.

"Is the Great Salt Lake going to make Salt Lake City unlivable?" It is one of the most common questions I get from people moving here, so I went to the actual data instead of the headlines.

The short version: the lake really is in trouble, sitting just a few feet above its all-time record low. But the toxic dust comes from more places than just the lake bed, and Utah has put more than $300 million toward fixing it, with the 2034 Olympics pushing hard on the deadline. This is a manageable, actively fought challenge, not a reason to panic. It is a reason to be smart about where you buy.
