The quality of construction has dipped in some areas of Houston over the last few years. But more than that, so has the sense of pride.

Check out the exterior corner of this 2022 home. I'll also explain a bit about the underlying water-resistive barrier in the video.

One of the issues with modern construction is that function and design often conflict.

In the video I uploaded, you'll see where a gable roof and a single pitch roof (also known as a shed roof) intersect.

That intersection created a dead zone where water is guaranteed to pond/collect, which is a poor functional choice.

Would you design/install a roof transition like this, or is this to be avoided?

Here is a video from my framing inspection today. While there are always a fairly large aggregate of notable defects with most larger framed homes, I thought this particular defect with the (2) I-joists was interesting.

If you can make it through the video I'd like to know what you would say or do in this situation.

1930 pier and beam foundation in the heights area. The concrete piers were sunk due to poor crawlspace drainage. When the piers sink, the beams go with em.

That beam is intended to be supporting the floor joists. As you can see, the beams was no longer carrying that load, which causes deflection in the floors and joists.

If you're buying an older home with a pier and beam foundation, you should expect it to need repairs (unless repairs were recently performed).

Framing inspection for a builder I work with. 5400sf custom home out here in the woodlands.

A lot of high-end details on the functional side of the construction. My favorite builders are the ones that try and push the envelope on quality.

My goal here is to help the builder identify defects in the structure (load-path issues, notching and boring locations that weaken beams and stud packs, and undersized framing), the water-resistive barrier (roof to wall intersections, wall penetrations, window and door treatments, etc) as well as pinpoint problem areas for HVAC, electrical and plumbing.

This will be one of the best built homes in Houston when complete.

Lovely day for a framing inspection. This inspection is for the actual custom home builder.

I'll likely find an aggregate of legitimate functional and structural defects/concerns. Good builders seek this out so they can limit downstream pain and increase the quality of their work.

Another set of eyes (provided those eyes have experience) is always good.

It's good to see builders making the needed repairs.

I did the framing inspection on this small 1-story home a few months back. The right-wing common rafters, which were 2x8s, were being supported by 2x6 purlins (mid-span structural supports).

In modern construction, it is typically required that we purlin supports that are equal to or greater than the size of the rafters.

Here I am on the final inspection and the builder made the appropriate repairs. Glad to see it.
