How's the market?

As of early February 2026, the market is slightly favoring sellers — but just barely.

The “market action index” is at 33, which means sellers have a small advantage. It’s not a hot, bidding-war market, but it’s also not slow or buyer-heavy.

Home prices have mostly leveled off. The median list price is about $399,000, and homes are averaging around $165 per square foot. Prices aren’t really rising right now — they’ve been sitting on a plateau for a while.

Homes are taking some time to sell:

Median days on market: 77 days

Average days on market: 124 days

So while homes are selling, they’re not flying off the shelf.

There are 164 homes for sale in this zip code, which is a stable inventory level. If inventory drops, prices could start moving up again.

About 20% of listings have had price reductions, which tells us some sellers are having to adjust expectations.

Median rent in the area is about $2,400 per month.

Big picture:
Katy 77450 is steady and balanced. Sellers still have a slight edge, but buyers have more time and negotiation power than they did in the ultra-hot markets of previous years. Prices are holding steady rather than climbing fast.

HOUSTON MARKET

Inventory has increased, giving buyers more options than we have seen in recent years.
Homes are taking longer to sell compared to last year.
Price growth has leveled off, with many homes selling at or slightly below list price.
Negotiations and seller concessions are more common.

What this means:
Houston is operating in a balanced market. Buyers have more leverage, and sellers must price correctly and present their home strategically to stand out.

KATY MARKET

Prices remain relatively steady overall.
Inventory has grown here as well.
Days on market are slightly higher than this time last year.
Bidding wars are less frequent, and buyers are more selective.

What this means:
Katy continues to be a strong and desirable area, but strategy matters. Homes that are priced and marketed correctly are still moving. Overpriced homes are sitting.

Overall Trend

The extreme seller market is behind us. We are now in a more balanced environment.

Buyers have more room to negotiate.
Sellers can still succeed, but preparation and pricing are critical.
