Report: Housing in Houston remains in demand, affordable due to population growth
As someone who has dedicated nearly two decades to Houston’s residential real estate, I’m often asked why our market continues to attract so much attention. Houston’s housing remains more affordable than the national average, in part thanks to lower inflation and robust population growth—especially in the suburbs. Flexible zoning and abundant available land have been key in keeping costs down, despite rising rents and home prices. Having helped clients from first-time buyers to seasoned investors, I know how these local dynamics can shape both immediate opportunities and long-term wealth-building through real estate. Houston’s unique blend of demand and affordability continues to set it apart.

Montgomery County Sees Surge in New Listings This July
July brought exciting news for buyers eyeing Montgomery County, TX: new listings surged nearly 14%, creating more opportunities and options in this vibrant market. As someone who’s spent over 18 years navigating Houston and its surrounding counties, I know just how significant this kind of inventory boost can be—whether you’re a first-time buyer, an experienced investor, or searching for your next luxury property. Texas Ranks Among Top Remodel-Activity States
Texas continues to stand out as a powerhouse in the remodeling world. In the first quarter of 2026, our state accounted for nearly 7% of the nation’s remodeling activity—about $20 billion in projects—ranking Texas second nationwide and highlighting just how significant our market remains. Alongside only two other states, Texas consistently drives a substantial portion of remodeling demand, even when national trends slow. This momentum is backed by steady sector confidence, which has remained above 60 for a full year, and a strong market share in dollar volume and spending growth. For Houston homeowners and those throughout our region, rising home equity is helping to fund projects—whether it’s updating a classic or making a home more comfortable for the years ahead. As someone who has spent over 18 years helping clients build wealth through real estate in Houston and beyond, I see firsthand how strategic upgrades enhance both lifestyle and long-term value. Remodeling isn’t just a trend here—it’s a reflection of our commitment to making homes work better for every stage of life.

Houston’s Slice of International Homebuying
Houston continues to be a magnet for global homebuyers, and the numbers from 2024-2025 illustrate just how dynamic our market has become. In that period alone, international purchasers invested approximately $1.1 billion in nearly 1,900 Houston-area homes. It's especially notable that buyers from Mexico made up about 30% of these transactions, with Nigeria following at 12%—a clear sign of Houston’s deep regional ties and its appeal to a truly diverse range of international buyers.

Meanwhile, from 2018 to 2023, millennial homeownership in Houston soared by roughly 84%. That surge has added a new layer of competition for single-family homes, particularly in those suburban corridors that also attract international interest—a trend I’ve seen time and again in my work advising both local and global clients.

Since September 1, 2025, our market has adapted to Texas rules restricting purchases by buyers connected to certain security-risk countries. Still, homestead exemptions remain protected for lawful residents, underscoring how policy continues to shape opportunity while keeping homeownership accessible for many.

Through every market shift, Houston’s most sought-after neighborhoods have remained focused on single-family living with strong international and local demand. As someone who’s helped clients navigate these changes for over 18 years, I know how crucial it is to have expert guidance and strategy—especially in a market as vibrant and multifaceted as ours.
