๐ก North Alabama Housing Market Update: What Weโre Seeing in 2026
Many people ask me, โWhatโs really happening in the housing market?โ
The national headlines can be confusing, but hereโs what Iโm seeing right here in Madison, Huntsville, Athens, and surrounding North Alabama communities:
๐ Mortgage rates have remained higher than many experts expected this year, which has caused some buyers to pause their home search. As a result, homes are generally taking a little longer to sell compared to the frenzy of a few years ago.
๐ Inventory has increased, giving buyers more choices than theyโve had in recent years. This means sellers need proper pricing, strong marketing, and a home that shows well from day one.
๐ฐ Despite the slower pace, home values have remained relatively stable in much of North Alabama. Weโre not seeing a dramatic drop in prices. Well-maintained, properly priced homes are still attracting buyers and selling.
๐๏ธ New construction remains a bright spot in our area. Builders are often offering incentives such as closing cost assistance, rate buy-downs, and upgrades that can save buyers thousands of dollars.
โณ Many buyers are waiting for lower interest rates, but when rates eventually improve, those buyers could re-enter the market at the same time, creating more competition for available homes.
My advice? Donโt focus solely on the headlines. Real estate is local, and North Alabama continues to benefit from strong job growth, new industry, military and aerospace expansion, and continued population growth.
Whether youโre buying, selling, or just keeping an eye on the market, understanding whatโs happening locally is what matters most.
