📍Moving to Alabama from another state?

If you are moving to Alabama from out of state, there is something you should know and your agent should be discussing with you.

Alabama is what's known as a "Caveat Emptor" state, which is Latin for "Let the Buyer Beware." Even though it is common in other states, Alabama is not a seller disclosure state.

If you're coming from a state where sellers provide extensive disclosure forms about a home's condition, Alabama's process may look a little different.

In Alabama, buyers are expected to do their own due diligence before purchasing a home. That's why inspections are such an important part of the home buying process.

Some common inspections include:

🐜 Termite inspection
❄️ HVAC inspection
🏠 Roof inspection
🔨 Structural inspection
💧 Septic inspection
🚰 Well & water testing (when applicable)

This doesn't mean there's necessarily anything wrong with the home, it's simply how real estate transactions have traditionally been handled in Alabama.
