As new indiustry has been making commitments for growth here in Huntsville, our city has stepped up to ensure that there are homes, shopping and other support services conveniently located near these developments to create a sense of community.

The latest proposal is in conjunction with the $240 million North Village Town Center under development south of Bob Wade Lane and west of North Memorial Parkway. New Shopping there includes a Super Target and a Home Depot as well as, a new $50 million Huntsville Hospital facility for quick and expedient access to medical care.

An 1,800 new housing community will be developed by Suncrest, a Phoenix based developer. Varous types of housing will be incuded in the development from typical neighborhood, single family homes, apartments, and townhomes to a 55-and-older community to accomodate independent senior living.

More than 500 acres has been approved and rezoned by the Huntsville Planning Commission for the proposed Harris Farms development north of Bob Wade Lane – the Northern Bypass – and east of Mount Lebanon Road. The development will be designated a "Planned Development" once it is approved by the city council at a later date.

What we are hoping for now.....is approval to start expanding our major thorough fares through and around our city. With the growth that has already made commitments, traffic will continue to be on the minds of many!

I truly believe that we need to regroup as a country.....and remember one of the Golden Rules: "If you can't say something nice, don't say anything at all!" 🧐

Yeah, I get it....it sounds kind of hokey....right, but....honestly have you looked around lately?? Not only the foulness of the language, but people fly off the handle over nothing anymore. 🤯

My business is working in digital marketing....promoting my clients and helping them build their organic presence. And frankly, people have stopped treating each other with any consideration at all.....and then they wonder why their children act out and don't respect them?

I am without a doubt an optimist....so let's use another Golden Oldie.....there is "No time like the present!!" Which means, today is the best day to get started on turning over a new leaf!

Words are more powerful than you can imagine.....they can inspire....they can lift up and they can humiliate and destroy. But, what it....what if we simply used our words....to build everyone up....to share a nice sentiment, give a compliment?

Few lessons in life are more important than to treat each other with respect and kindness. We all know someone who is generally nice, always has a good word to share. They actually listen when you are having a conversation and often put others first. When they pay it forward with a compliment, there is sincerity in the words they speak. Today is not only about saying something nice, it's also a day to do nice things for others.

This day was founded by Mayor Keith Summey of North Charleston, South Carolina on June 1, 2006. This wonderful day recognizes the communication efforts of specialist Dr. Mitch Carnell, author of Say Something Nice: Be a Lifter at Work.

One of the biggest factors effecting Commercial Real Estate, is Timing! As with all matters in business.....knowing your rights before you need them is very important.

WHAT ARE EXPANSION RIGHTs?
Expansion rights are contractual lease provisions that give tenants priority access to additional space before it ever hits the open market. Choosing the right structure determines who holds control over space, pricing leverage, and ultimately.... your business's ability to grow.

THREE MAIN STRUCTURES OF EXPANSION RIGHTS:
🔺ROFO | Right of First Offer
The landlord must offer you the space first, with specific terms, before listing it publicly. This gives you HIGH tenant control and is ideal for businesses with a 12–24 month growth timeline who want to stay proactive and plan ahead. Think of it as getting first dibs , but....on your terms.

🔺 ROFR | Right of First Refusal
This is a reactive right. If a third party makes a qualifying offer on a space, you have a strict 5–10 business-day window to match it. Tenant control is MEDIUM , in other words......you're protected, but you're responding rather than leading. Best for tenants who want a safety net without locking into a specific space too early.

🔺Expansion Option | The Strongest Right
This is the gold standard. A specific suite is pre-designated and effectively removed from the landlord's active inventory and it is reserved for you. Tenant control is the HIGHEST of the three. Options are most negotiable in submarkets where vacancy rates exceed 12%, making it the ideal time to ask for one. Best for businesses with a documented plan for a specific suite and a clear activation strategy.

THE BOTTOM LINE:
Not all expansion rights are created equal. The right provision in your lease can mean the difference between scaling on your own timeline or scrambling for space when you need it most.

While many of us have enjoyed an extended weekend....there is a reason why! We have this day to enjoy because of the sacrifice of generations before and during.....us.

The brave men and women who chose to step up and be more.....chose to stand for our country in times of need. They served our country across all branches of the military to protect something bigger than themselves...our Country and our Freedoms!

As you know, we love bringing you these punnies from Vince The Sign Guy, because they are universal and sharing laughter is great way to break the ice!

Truthfully, there are no pickles in Pickle Ball....and while it is fairly new here in the South, it has been around since 1965!! It was invented on Bainbridge Island, WA, by three friends.....Joel Pritchard, Bill Bell, and Barney McCallum. They improvised this game to entertain their bored families using a badminton net, ping-pong paddles, and a wiffle ball.....go figure!

It isn't brand new, but note, it only arrived here in Huntsville, AL, 13 years ago.
