There’s something meaningful about doing business with an organization that has been part of the local community for generations.

When buyers ask me how much they should offer on a home, I tell them not to start with a formula. Offering 5% below asking simply because that sounds like a reasonable place to begin can have very little to do with the actual opportunity in front of you.

I look at recent comparable sales, how long the property has been on the market, its condition, current competition, and what we know about the seller’s situation. Then we consider something the numbers alone can’t answer: how much this particular home makes sense for you and how disappointed you would be to lose it over a difference you were comfortable paying.

Price is also only one part of an offer. Financing, contingencies, timing, and other terms can all affect how a seller views it. The goal is to understand the whole picture and make an offer based on information and strategy — not an arbitrary percentage of the asking price.

Last month I shared that my original plan was to become a coach. As it turns out, I did a lot of coaching over the years. It just wasn't on a baseball field.

My introduction to business came through my parents, who owned an Orange Julius in Orlando. After college, my career took me from the restaurant industry to Wolters Kluwer and ultimately to real estate. The industries were very different, but working with people, managing teams, and helping others succeed were constants throughout much of my career.

Looking back, maybe I didn't stray quite as far from that original plan as I thought. Coaching can take a lot of different forms, and I've been fortunate to do quite a bit of it along the way.
