I asked an operator who buys value-add multifamily in Indiana about due diligence.

His answer made perfect sense.

Most people walk around and 'look' at their deals. They tour units. Peek at mechanicals. Maybe scan a few reports.

Too many developers cut corners, but in commercial real estate and real estate development, the properties that stand the test of time are the ones built with quality from day one.

In this video, I am walking around The Elwood in Kokomo, Indiana, a $26,000,000 mixed use project. The Elwood will have a bike room, pet spa, indoor/outdoor cafe, game room, grill area, work from home area, roof top patio, plaza area, and a luxury fitness room.

The Elwood is a prime example for how we prioritize amenities and resident experience first, over density.

In this video, I break down where investor profits really come from in a typical apartment syndication. A lot of people assume it’s all about monthly cash flow, but in most deals the largest returns come when the property is sold.

We also talk about risk. Real estate syndications can be a great way to invest in large properties without dealing with tenants or day-to-day management, but they’re still real investments with real risks. Understanding those risks before you invest is critical.
