Something comes up a lot in my conversations with homeowners who are a year or two from retiring.

They ask me what the market's doing in Avon or Plainfield. They want to know if now is a good time to sell. Those are fair questions.

But the ones that actually shape the decision? They're usually not about the market.

They're about whether your income still qualifies you for a mortgage on a smaller home. Whether your gain falls inside the capital gains exclusion window. And a Medicare rule I have to explain more often than you'd think — one that can add thousands of dollars per year to your premiums if you sell at the wrong time, and can't be appealed.

None of that shows up in a Zestimate.

Every loan type has a cap. Go over it, and the extra money doesn't help your buyer. It just reduces what you walk away with for no reason.

This one meant a lot to me...
I had the opportunity to help my neighbors sell their home at 5415 Discovery Drive in Avalon Estates, and it officially closed. It’s always special when it’s right here in your own neighborhood.
This was a beautiful, well-cared-for home that showed incredibly well. We took a thoughtful approach on the front end by pre-marketing the home to build interest and give buyers time to get their financing in place before going live.
Because of that, there was strong activity right away, multiple offers the first day, and an accepted offer above list price with some really favorable terms.
More than anything, I’m grateful I was able to help guide them through this transition. There’s always more behind a move than what people see, and it was an honor to be part of it.

Some listings stay with you long after closing day.
In 2019, I got a call from a daughter asking for help selling her father’s home on Forest Park Dr in Indianapolis. I went out to meet him, and honestly, you could feel how much that house meant to him. We talked through everything, but the next day she called back. He wasn’t ready. So I said okay, and we left it there.
Fast forward to December 2025. She called again, and this time the news was different. He had passed. Both sisters lived out of state, grieving and trying to figure out what to do with a home they couldn’t easily get to. My job became simple: take as much off their plate as possible.
The home had been well cared for, but it needed a fresh coat of paint to really shine. I coordinated the painter, helped choose the colors, and handled what I could so the sisters didn’t have to carry any more than they already were.
At closing, 7027 Forest Park Dr sold to excited new owners who can’t wait to put their stamp on it. A home full of decades of love, ready for a whole new chapter. That’s the part that stays with me. 🏡
