Something comes up a lot in my conversations with homeowners who are a year or two from retiring.
They ask me what the market's doing in Avon or Plainfield. They want to know if now is a good time to sell. Those are fair questions.
But the ones that actually shape the decision? They're usually not about the market.
They're about whether your income still qualifies you for a mortgage on a smaller home. Whether your gain falls inside the capital gains exclusion window. And a Medicare rule I have to explain more often than you'd think — one that can add thousands of dollars per year to your premiums if you sell at the wrong time, and can't be appealed.
None of that shows up in a Zestimate.
