Tried a new sushi spot in Denton and had a great time! We enjoyed a mix of our favorite sushi rolls and some new ones we hadn’t tried before. It was fun watching all the different plates go by and picking out what looked good. Best of all, after we finished 15 small plates, we earned a prize! 🍣🎉

🏡 REAL ESTATE MYTHS: BUSTED! 🏡

There are a lot of misconceptions about Realtors, so let’s separate fact from fiction. 👇

❌ Myth: Realtors just open doors and fill out paperwork.
✅ Reality: We negotiate contracts, coordinate inspections, monitor deadlines, solve unexpected issues, and guide clients through one of the biggest financial decisions of their lives.

❌ Myth: You don’t need a Realtor in today’s market.
✅ Reality: Whether you’re buying or selling, having an experienced professional on your side can save you time, money, and stress.

❌ Myth: All Realtors provide the same level of service.
✅ Reality: Knowledge, communication, marketing strategies, negotiation skills, and local expertise can make a significant difference in your experience and results.

❌ Myth: The highest offer is always the best offer.
✅ Reality: Terms, financing, contingencies, timelines, and closing costs all matter when evaluating an offer.

❌ Myth: You only need a Realtor when you’re ready to buy or sell.
✅ Reality: I’m here year-round to answer questions, provide market updates, discuss home values, and connect you with trusted resources.

💬 What real estate myth have you heard that turned out to be false?

Things Some Realtors Don’t Talk to Homebuyers About (But Should)

🏡 Your mortgage payment isn’t your only housing expense.
Property taxes, homeowners insurance, HOA dues, maintenance, utilities, and repairs all add up.

🏡 Just because you’re approved for a certain amount doesn’t mean you should spend it.
Buy a home that fits your lifestyle and financial goals—not just what the lender says you can afford.

🏡 The cheapest house can sometimes be the most expensive.
Deferred maintenance, old HVAC systems, aging roofs, and foundation issues can cost thousands after closing.

🏡 Your first home doesn’t have to be your forever home.
Many homeowners use their first home as a stepping stone to build equity and move up later.

🏡 New construction isn’t always the best deal.
Builder incentives can be attractive, but buyers should still compare taxes, upgrades, HOA fees, and resale value.

🏡 You still need inspections—even on new builds.
A home can be brand new and still have issues.

🏡 The neighborhood matters as much as the house.
School ratings, future development, commute times, and nearby amenities can impact both your lifestyle and future resale value.

🏡 Closing day isn’t the finish line.
Homeownership comes with ongoing maintenance, budgeting, and planning for unexpected repairs.

🏡 The “perfect” house doesn’t exist.
Focus on your must-haves and deal-breakers instead of chasing perfection.

🏡 A good Realtor should tell you when NOT to buy a house.
Sometimes walking away from a property is the smartest financial decision.

🍷 Sunday Fun Day 🍷

Spent the day doing what I love—good wine, great company, and making memories! Started with wine pickup at Firelight Vineyard, then headed over to Edge of the Lake for a couple of wine tastings and some beautiful views.

There’s just something about slowing down, sipping local wines, and enjoying the little things that makes for the perfect Sunday.

🚶‍♀️☀️🌩️ 6.5 Miles, Storm Clouds & Small-Town Life

Today’s walk was 6.5 miles in 90° weather that felt more like 100°. It was definitely a sweaty one! As I neared the end of my walk, storm clouds rolled in and a few sprinkles cooled me down just enough to finish strong. I made it home right before the skies opened up and the rain started pouring.

One of the things I love most about walking is taking in everything happening around me. I saw neighbors hard at work in their yards, while a few homes could use a little TLC. And yes, we really do have a house with an actual corn field growing in the front yard! 🌽😂

At one point, Krum Police and Fire Department had a street blocked off. I’m not sure what was going on, but thankfully everything appeared calm.

I also passed a foreclosure property, so if anyone wants to be my neighbor, there may be an opportunity! 🏡

My favorite part of the walk was seeing families outside enjoying the day—kids playing, neighbors visiting, and one family smoking BBQ that smelled absolutely amazing. 🍖

Walking isn’t just exercise for me. It’s one of the best things I do for my mental health. It clears my mind, helps me process life, lowers stress, and reminds me to appreciate the simple things happening all around me.

Some days the workout is the reward. Other days, it’s the perspective you gain along the way. ❤️
