✨ Celebrating the wins — even in the middle of the journey. ✨

My health journey hasn’t always been an easy one. Living with psoriatic arthritis and alopecia has taught me a lot about patience, perseverance, and learning to appreciate the good days when they come.

Because of elevated liver enzymes, my rheumatologist has had to adjust my Rinvoq, which means we’re constantly trying to find that delicate balance between protecting my liver and keeping my autoimmune symptoms under control. Right now, that means dealing with a psoriasis flare and an incredibly itchy scalp — but I’m managing it and reminding myself that this journey is about progress, not perfection. ❤️

On top of everything else, I’ve also been battling painful rosacea and acne. There were days when my skin hurt, treatments made it oilier, and I wondered if we would ever find something that worked.

But we DID. 🙌

My dermatologist kept working with me, we tried another treatment, and my skin has FINALLY cleared up! I cannot even explain how thankful and HAPPY I am. 🥹❤️ When you’ve struggled with something for a while, seeing your skin heal and finally feeling comfortable again feels like such a HUGE victory.

I still have things we’re working through. I still have flare-ups. I still have appointments, medications and days when my body doesn’t cooperate.

But today, I’m choosing to celebrate how far I’ve come instead of focusing on how far I still have to go.

Sometimes healing isn’t one big finish line. Sometimes it’s a collection of little victories along the way.

And this one? I’m celebrating. 🥰🙌

Here’s to being thankful for the doctors who keep searching for answers, grateful for the treatments that DO work, and hopeful for what comes next. ❤️

Think of it as simply putting our working relationship in writing. It explains what you can expect from me, what my responsibilities are, how we’ll work together, and how compensation will be handled.

📊 72% of prospective buyers surveyed said they’ve delayed their home search waiting for rates to improve.

Seller concessions can be a powerful negotiating tool—but the maximum depends on the buyer’s loan type. 🏡
Here’s the quick version:

• Conventional: commonly 3%, 6% or 9% for a primary/second home, based on LTV; investment properties are generally capped at 2%
• FHA: up to 6%
• USDA: up to 6%
• VA: up to 4% in defined seller concessions, while certain customary closing costs may be paid in addition

These funds may help cover eligible closing costs, prepaid taxes and insurance, and discount points. But the seller must agree, the home must support the price, and the lender must approve the final structure.

Eligible buyers may receive a rebate equal to 0.5%–1% of the home’s sales price to help pay allowable closing costs.

✔️ Lower eligible out-of-pocket costs
✔️ More flexibility in your home-buying budget
✔️ A strategy tailored to your transaction

The actual rebate will be established in a written agreement and may vary. It cannot exceed the commission available or the buyer’s allowable closing costs. Subject to brokerage and lender approval, loan-program requirements, transaction terms, and disclosure on the Closing Disclosure. Not all buyers or transactions will qualify. No savings are guaranteed, and no cash will be paid outside closing.

Here’s what happened in the Denton County housing market during July 2026, compared with July 2025:

🏡 Median sales price: $459,000 — down 3.2%
📋 Active listings: 4,488 — down 4.1%
🔑 Closed sales: 1,089 — up 4.9%
📅 Housing inventory: 5.2 months — down 7.1%

What does this mean?

Closed sales increased even as prices and available inventory eased.

For sellers, thoughtful preparation and accurate pricing remain especially important. For buyers, there are still options—but desirable, properly priced homes can attract attention.
