My *slightly* unhinged rant to sellers right now before we coast into the fall market officially 😅

And I say all this with EXPERIENCE and respect. As a full time realtor studying the market daily, seeing homes, talking to clients, brainstorming with other professional agents and overall supporting my clients best interest…I can only truly help you if you listen to the facts.

Selling and buying can be an emotional experience, I truly get that but that’s one of the reasons you have ME. Lean on me but most important…LISTEN to me. My goal is to make what’s confusing become understandable and to help you crush your real estate goal which is to sell.

Real estate has been my full-time career for years….and I’m building a business that will be here for years to come.

Because I don’t want to just be the Realtor you find when you’re ready to sign paperwork. I want to be the person you’ve been learning from along the way. The one who helped you understand the market before you were ready to buy. Who explained the stuff nobody teaches you about homeownership. Who gave you something useful to think about before selling. Who answered the question you thought was “too small” to ask.

**Education is a huge part of how I do this job.** An informed client is a confident client and confident clients make better decisions. So use me as a resource.

Waiting to buy a house doesn’t mean you’re standing still. There is not a pause button if you’re waiting. In fact …the market keeps moving without you. 🫨

That $350K house you’re watching today could be worth $365K, $375K or more by the time you finally feel “ready.” And here’s the part people don’t talk about enough: Someone is going to own that house while it appreciates. It can be you building equity…or it can be someone else.

Meanwhile, waiting gets comfortable. One year turns into two. Prices change. Life gets busier. And suddenly you’re trying to buy the same kind of house for more money….with NONE of the equity you could’ve been building along the way.

You do **not** need to buy before you’re financially ready.

But if buying a home is already one of your goals, there’s a difference between preparing and procrastinating. Period.

September: start the search.
October: get under contract.
November: close.
December: spend the holidays at HOME. 🎄

And depending on your closing date and loan structure, you may have a little breathing room before that first mortgage payment hits.

Because being *approved* for the house and being *comfortable* with the house are two very different things.

Purchase price is only part of the equation. Interest rate, property taxes, homeowners insurance, HOA fees and PMI can all change what actually leaves your bank account every month.

So instead of starting with: “What’s the max pre-approval?”

Start with: **“What monthly payment feels comfortable for my life?”**

Then work backward from there with your lender and REALTOR® to determine the price range that actually makes sense.

Because the goal isn’t to buy the most expensive house a lender will approve. The goal is to buy a house you love AND still have money to live your life.

First day of school for the Radford kids 🤩 They were so tired of taking photos but I had to capture the moment 📸 for the first time in 4 years we have 2 kids in the same school again 😍 Such a bitter sweet morning. Can’t believe how fast they grow up ❤️❤️❤️ pre-k, kindergarten and 3rd grade…totally blowing my mind 🥰 So proud of my beautiful babies!!

And no, you do not need:
20% down.
Perfect credit.
Every penny of your savings.
A PhD in mortgage terminology.
You need to know what YOUR options are.

Because “I don’t think I’m ready” and “a lender told me I’m not ready” are two very different things.

And if you’re waiting until rates drop, prices drop, the market gets easier, Mercury leaves retrograde and the universe personally delivers the perfect house to your doorstep…
