Commercial real estate is a local business. The best brokers in our network know their markets because they are genuinely part of them, and that shows up in more than transaction volume.

This year's Rivals United for Kure Golf Tournament at Strawberry Farms Golf Club is a good example. Burton Young has now given nine years of his time and leadership to the event, serving again as a Tournament Chair. Since its inception, the tournament has raised more than $2.5 million in gross proceeds, funding Kure It Cancer Research grants to scientists pursuing innovative treatments. Years of under-building have quietly created one of retail's most favorable supply environments in recent memory. National vacancy sits at just 4.4% — down from 6.9% as recently as late 2024 — and asking rents have climbed to $24.59 per square foot, up 2.4% year-over-year as of Q1 2026.

The standout story? Top-tier shopping centers and well-located neighborhood retail have virtually no available space. As vacancy is projected to peak mid-year and begin tightening again in H2, the window to secure quality retail positions is narrowing for both investors and tenants.

Grocery-anchored and necessity-based retail continue to lead the sector,a reminder that the fundamentals haven't changed: the right location, the right tenant mix, and disciplined underwriting still win.
