These terms get mixed up all the time, but they actually mean different things in a real estate deal:
🔑 Contingent:
The seller has accepted an offer, but certain conditions still need to be met (inspection, financing, appraisal, etc.). There’s still some uncertainty.
✅ Pending:
Most (or all) contingencies have been cleared. The deal is much closer to closing—but not 100% guaranteed yet.
Can you still make an offer?
Yes—sometimes! Sellers may accept backup offers in case the current deal falls through.
Why deals fall apart:
• Inspection issues
• Low appraisal
• Financing problems
• Buyer changes their mind (within contract terms)
What this means for you:
👉 Buyers: Don’t give up—pending homes can come back!
👉 Sellers: Stay engaged—your deal isn’t done until closing day.
Bottom line:
“Pending” = progress, not perfection. Most deals close, but having the right guidance makes all the difference.
