This one is officially closed.

We listed 1871 Kings Road in Jacksonville Beach at $1,100,000, received multiple offers, and ultimately closed at $1,200,000.

We shared some of the story while it was happening, so I won't tell it all over again. But it's a pretty good reminder of what can happen when a home is positioned correctly and the market responds.

Jacksonville Beach or Neptune Beach? You might not even realize when you’ve crossed from one to the other.

Head north through Jacksonville Beach, cross Seagate Avenue, and you’re suddenly in Neptune Beach. Keep going toward Beaches Town Center and you can drive through this tiny city remarkably quickly.

Nothing really looks different—but you just passed through an entirely separate municipality.

To me, Neptune Beach still has a little more of the laid-back beach-town feel that Jacksonville Beach had years ago. But the truth is, the two communities are much more alike than they are different.

For someone moving to the Beaches, though, there are a few things worth knowing—from location and lifestyle to property taxes and what those city boundaries actually mean when you're shopping for a home.

When a buyer tells me they want to live somewhere “walkable,” my first question is usually:

What does walkable mean to you?

For some people, it means restaurants, coffee and a place to grab a drink within a couple of blocks.

For others, it simply means being able to walk to the beach.

And for plenty of people, give them a beach cruiser and suddenly a much larger portion of Jacksonville Beach becomes accessible.

I generally use about 10 blocks from the ocean as a rough threshold for what many people would consider a reasonable walk. But I've also had buyers tell me five blocks is their absolute maximum.

Because there's a difference between:

“I can walk to the beach.”

and

“Going to the beach is so easy I don't even think about it.”

Jacksonville Beach isn't a place where I'd recommend living without a car altogether. But choose the right location and you may find yourself leaving it parked a lot more often.

If you're considering a move to Jacksonville Beach, should you look north or south?

Interestingly, the homes themselves don't change all that much.

What changes is what's around them.

North Jax Beach tends to feel a little less commercialized, with easy access to Neptune Beach, Atlantic Beach and Beaches Town Center.

Head south and you'll find more restaurants, larger shopping areas, and quick access to Butler Blvd.—particularly convenient if you work at Mayo Clinic or regularly need to head into Jacksonville.

Neither is necessarily better.

If you want to hop on a bike and head toward Beaches Town Center for dinner, I'd probably start you north.

If easy access to Mayo, Butler Blvd., Whole Foods, Target and the rest of Jacksonville matters more, I'd probably start you south.

That's the kind of decision that's hard to make by looking at listings on a map.

If you're looking at homes in Jacksonville Beach, crossing one street can make a surprisingly big difference.

**3rd Street (A1A).**

East of 3rd, you'll generally pay a significant premium—and often get a smaller lot and less yard in return.

But there's a reason people make that trade.

**The beach becomes your backyard.**

Move farther west and you may get more house, more yard and a more traditional neighborhood feel. You might trade walking to the ocean for riding a beach cruiser, but you're still only a short distance from the sand.

Neither choice is necessarily better. It really comes down to how you want to live.
