A home search should never start with just bedrooms, bathrooms, and a price range.
Before Virginia began showing Chet and Tricia homes, we had several conversations about what would actually make them love living in Northeast Florida. The house mattered, of course, but so did the neighborhood, the amenities, the amount of space around them, and whether the home would still feel like a smart investment 5 to 7 years from now.
They were very clear about what they wanted.
They were looking for a pristine community with competitive swim lanes, miles of bike lanes, a large fitness complex, and reasonable HOA fees.
For the home itself, they wanted a caged pool, two separate offices, a fitness room, a side-entry or courtyard-entry garage, and a spacious lot that did not feel too close to the neighbors.
So we searched from Nassau County all the way down to Saint Johns County.

Chet and Tricia quickly made plans to fly and drive to Jacksonville to see it in person, while Virginia started working through the strategy for what became a competitive multiple-offer situation.
Four other buyers wanted the same home.

And what made the win even better was that this home truly did line up with what they had described from the very beginning. The community, the space, the amenities, the home itself, and the long-term potential were all there.
After searching across Northeast Florida, Saint Johns County was the winner. 🤍
